There are 2 miles of winding, gravel roads that lead to this property, so that even though it is fairly close in mileage, it "feels" a lot farther. Recently renovated, the property has a modern kitchen with attractive tile, granite countertops, custom cabinets, a new refrigerator, new stove, newish microwave, and dishwasher. The bathroom has a large tile shower with heated flooring. The cottage has an HVAC system for heat and air, and a wood stove in the living room for extra warmth and ambience if desired. A gorgeous sunroom overlooking the large outdoor deck and the lake creates a living space that you will not want to leave. A small fenced-in yard includes a garden space for vegetables or flowers. The cottage has two small bedrooms and would be ideal for a single or couple who enjoy living in the country. The property is located on a working cattle farm. You will often see and hear your docile Hereford neighbors (hopefully on the other side of the yard fence!) Absolutely no smoking, vaping, or e-cigarette use on the property. Owner pays for water and an Orkin general home-pest plan that includes protection from many common insects and rodents. Renter is responsible for electricity, wifi, and trash removal. Pets are allowed, but an extra $200 non-refundable deposit will be required for each animal. Albemarle County leash laws will be observed by renters; dogs are allowed to be off leash only on the rental-unit property. Dogs are not allowed to run free in other farm areas. The following breeds of dogs are not allowed due to farm insurance restrictions: Akita, American Staffordshire Terrier, Bull Mastiff, Chow, Doberman Pinscher, Pit Bull, Presa Canario, Rottweiler, German Shepherd, Wolf Hybrid, or any dog that is a mix including one or more of the breeds listed above.
