Rental history References:
Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Criminal History:
Criminal history will be considered according to the law, on a case by case basis, with factors including the nature of the offense, how much time has passed and whether the individual is appropriately rehabilitated and does not pose a risk to persons or property.
Cosigners:
If you do not meet one or more of these criteria, you may be able to qualify if you have a 3rd party
located in the state that will guarantee your lease. The guarantor must fill out an application, pass the screening process and have debt to income ratio sufficient to cover their expenses and yours in the event of a default.
Renters Insurance:
Prior to move in and throughout tenancy tenants will be required to provide proof of renter's
insurance with a minimum of 100,000 dollars in liability.
Pets:
-Cats and dogs are allowed. There are no size or breed restrictions. There is no pet rent
-There will be an additional security deposit required (fully refundable) determined by screening and number of pets.
-A pet screening for each pet must be completed at petscreeningcom. $20 first pet. $15 each additional pet. This profile is required to be maintained during tenancy. it is $10 dollars each year.
