This was never meant to be a rental. It was supposed to be a forever home before an illness in the family and the move to Portland was postponed. The tenants I've had over the years have been fantastic. This is a well kept, older home (1927) with many built-ins and updated features (kitchen counters, appliances, etc.). The furnace is old but excellent and with regular maintenance (filters) will last forever (confirmed again with recent tune up). The bedrooms are nice sized with large closets. The basement offers loads of space for storage or an office (it is not living space for a bedroom, etc.). The backyard is roomy with a deck and a large garden shed. The 17' x 17' garage fits one car and has lots of room to spare for tools, camping gear, etc. Security parking for an RV, boat or a couple more cars is behind a locking fence.
Walkable to stores and restaurants, Roseway is a very desirable, safe area. This is the perfect home for one person or a couple. Must have verifiable income and pass a background check ($50 per person). Two year lease, possible extension TBD. First months rent and $3000 deposit required at move in. A small dog may be considered, no cats.
This is a no vaping, no smoking of any kind home. Small dogs possibly considered. The deposit is not the last months rent. Tenants pay all utilities except for garbage. Home is wired for a Dish.
No businesses with or without traffic allowed from home. Renters insurance is a requirement. No sublets, no Airbnb or vacation rentals / guests or additional tenants other than those on agreement allowed. NO GROWERS. All of the above activities nullify the owner's insurance and will result in a notice to vacate.
The duration of this rental is a one year lease with renewal up to three years (possibly more, to be determined). Tenants will sign a one year lease with option to be renewed. Owner has excellent references, to be provided at request. Yearly increases in rent are reasonable (based on property tax increases).
