Security & Access: - Tenants may not change locks without written permission from the landlord. - Landlord reserves the right to enter the property with 24-hour notice for inspections or repairs (except in emergencies). Cleanliness & Upkeep: - Tenants must maintain cleanliness and proper sanitation. - No excessive clutter, hoarding, or pest-attracting conditions allowed. Prohibited Activities: - No smoking of any kind is permitted inside the property. - No illegal activity allowed on or near the premises. - No unregistered vehicles or vehicle repairs may be conducted on the property. Guests & Subletting: - Guests staying more than 7 consecutive days or 15 total days per year must be approved in writing. - Subletting and short-term rentals (e.g., Airbnb) are not allowed without written consent. Maintenance & Repairs - Tenants must report damage, leaks, or safety issues promptly. - Tenant-caused damage is the financial responsibility of the tenant. - Non-emergency repairs will be addressed in a timely manner after notice is given. Lease Renewal & Move-Out - A 30-day written notice is required for non-renewal or termination of the lease. - Tenants must return the property clean and free of all belongings. - A move-out inspection will be performed to assess damages beyond normal wear and tear.
