You may feel like you are living in a National Park in this classic brick rambler in a lovely private forest on 2/3 acre, with a fully-fenced backyard and a large backyard studio. Enjoy a close-in, desirable and convenient location, beautiful neighborhood, remodeled kitchen and bathrooms, hardwood floors, comfortable living room with a wood burning fireplace, and excellent off-street parking including RV/boat parking. All major appliances are provided, including refrigerator, dishwasher, disposal, range, microwave, washer, and dryer. The house has a natural gas central furnace and gas water heater. This home is a five-minute walk from a Metro 111 bus stop, which provides express commuter bus trips to downtown Seattle. The home has quick access to I-405, and is minutes from the Landing, Seahawks headquarters, lakefront parks, and Renton Boeing. The lease includes the entire 2/3 acre property including both buildings. The house includes 3 bedrooms, one full bath, kitchen, living room, laundry room, and hall ways. The studio was the original home on the property, and includes two large rooms, a 3/4 bath and a large walk-in closet. It is attached to a two-car garage which is excellent for long-term storage of cars, equipment, and household items but not suitable for daily parking because of it's backyard location. The house and studio each have small air conditioning units which, along with the shade trees, keep the buildings reasonably comfortable in the summertime. The property will be available by July 1. To preserve social distancing we'll meet over phone and zoom with prospective tenants and give tours only to very serious prospects. You will not be asked to provide any funds prior to seeing the property and receiving proof that you are working with the legal owner. (We strongly recommend you do not respond to any ads that ask for money before showing you the property). For your benefit we will only ask for the identified screening fees from the selected applicant in preparation for lease signing. Please do not pay any third-parties for screening for this rental without direct communication with us first. **LEASE TERMS** $2500 per month. . A fully-refundable security deposit of $1250 plus payment of first month's rent is required to move in. $45 per adult credit check. Well-behaved and cared for pets including large dogs are welcome. Prefer initial lease of 6-12 months (your option) that will then continue as month-to-month into the future. Ideally looking for a long term tenant. Tenant Responsibilities: Tenant pays electricity, gas, and cable/internet if desired. Tenant will perform or arrange for basic housekeeping and recurring yard care tasks, such as mowing the lawn, sweeping porches and walkways, clearing snow from walkways when needed, changing batteries in smoke detectors and CO detectors, changing lightbulbs, and similar household tasks associated with living in a single family home. Landlord Responsibilities: Landlord is responsible for water/sewer/garbage and major repairs including appliances, plumbing and electrical systems, roof and gutter cleaning, and other skilled maintenance. **RENTAL CRITERIA Each person 18 and older who will be residing in the home must submit the following: -Application filled out completely -45 dollar screening fee (per person) -Copy of current state or government identification -Verification of income, such as check stub for the past two pay periods, SSI/disability papers, child support papers, etc -If self-employed, provide last years tax returns and three months of current bank statements **Income Requirement** Preferred income to rent ratio of 3:1. This can met by combining income of multiple residents on the lease. If you have a rent voucher (e.g. Section 8) then the income to rent ratio only applies to the portion of rent not covered by your voucher. **Credit Requirements** Your credit screening will be done by Rental Services, Inc (erentalservicesinc.com). We require a positive credit history with no more than 10% of Delinquent Accounts, no accounts in collection, no non-discharged bankruptcies, no money owing to a previous landlord, a minimum credit score of 670, at least two active accounts being rated to establish history. **Landlord references** Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition, and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 24 months. **Criminal History** Criminal history will be considered on a case by case basis with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property.
