Responsibly remove all cigarette trash from outdoor. Parking for one directly in front of apartment, with additional parking available. Guests are welcome to visit, but are restricted to visiting when the tenant is home and present. Overnight guests are welcome but are limited to 10 nights a month. A pet is welcome with prior approval. There is a 2 month minimum-stay rental requirement. After that 3 month period, the renter can stay as long they want and can terminate their stay with a one month notice at any time. A non-refundable $250 pet deposit is required per pet. A refundable $700 damage deposit is required prior to moving in. This covers damage to the unit above and beyond what would be considered normal wear-and-tear and any items taken from the apartment. The damage deposit is refunded to the renter within 2 weeks after move-out. The damage deposit cannot be used to offset the last month of rent. The tenant is responsible for maintaining the cleanliness of the apartment, but is not responsible for repair and maintenance of the apartment or the grounds. No personal items can be stored outside of the apartment, including on the porches, without permission. The screened porch on the back of the house is a common area. Anyone living at the property is welcome to enjoy its use. However, between the hours of 9pm and 9am, the space is for the sole use by the renter of this studio apartment, ensuring quiet time and privacy for the renter of this apartment. (No one tends to use the porch so most of the time, you will be the only one enjoying the space.) The laundry room is a space located between the studio apartment and the landlord's home space. Doors are locked from within the studio ensuring the tenants privacy. The tenant is free to do laundry any time the laundry is available. The tenant is encouraged to communicate with the landlord at any time to establish laundry availability if the tenant is unclear on availability or requires specific times. The landlord is flexible and accommodating for any schedule needs. There is shelving available in the laundry room that is for extra storage space for the studio apartment, and the tenant is encouraged and welcome to use it.
