As such, we would like to advise up front on the following: The house has 3 bedrooms (1 large master and 2 smaller ones that could be bedrooms or an at home office). This would be ideal for a small family 2 adults (3 people/1 child max or 4 people/which includes 2 small children max). If roommates, this would be only ideal for no more than 2, possibly 3 adults- no more than 3 adults. We will review closely any credit issues, past evictions, nonpayment of rents, court judgments, etc. This house rental is for a 1-year lease (1/2023-1/2024) or possibly an18-month lease (1/2023-7/2024) with the following terms: a. This property has a shared driveway with the house next door (3503 Simpson Ferry Road, Camp Hill, PA 17011). As such, snow removal for the driveway must be done and not left to the responsibility of the house next door. b. Utility Services: Tenant pays and is responsible for: cable, internet, phone, electricity (please note there are 2 accounts for this house-tenant is responsible for both as each floor has a separate bill), heating oil, lawn & shrubbery care, pest/rodent control/extermination, snow removal (see note above on shared driveway), quarterly sewer and trash service with Lower Allend township, and water bills. Note: even if bills are in landlord's name, tenant is responsible for these bills in accordance with the lease terms. c. Pets maybe allowed, but written advance permission is needed and will require a pet deposit fee of $200.00 for the term of the lease. d. Washer/Dryer Hookup: The house has a washer and dryer hookup. There is currently an operational washer and dryer that the previous tenant has left behind. We are not responsible for the maintenance/repair/replacement or the functionality of those appliances. You may continue to use them, if they break, you will have to obtain your own washer and dryer to have laundry in the house.
