This is probably one of the largest upgraded 1 bedroom Apts with AC and off-street parking in all of Friendship. This community is a small, quaint and quiet place to live. It's made up of 100 plus year old homes and is located between Bloomfield and Shadyside. Friendship is much smaller which makes it more unique, less traffic and less commercial. In addition to older homes, you'll find a coffee shop, Dunkin Doughnuts / 5 Guys, several churches, a grocery store, pharmacy, two private schools, a day care, a large park as well as several hospitals. This small triangular shaped neighborhood with only 15 streets is bordered by and has easy access to 3 major roads - Liberty, Baum and Penn Ave. The best decisions you'll make in life are usually some of the most informed decisions. If you're wondering why there is so much info in this ad it's to help you make the most informed decision possible about where to live. And, to say thank you for considering this apt! Two of the tenants have been in this house 8 plus years. A third tenant just relocated for a job promotion on the West Coast after graduating. This couple relocated after 5 years, which has led to a vacancy. The couple's two biggest regrets were leaving their PGH friends and leaving this house. Rather than living in a high rise apt, consider living in an older home probably built by a coal executive back in 1905. All of the original stained-glass windows, original floors and built in wood workings can still be found throughout this home. This home will give you the vibe and flavor of the people who built this town. However, when it comes to older homes, I'd always encourage prospective tenants to do their homework: 1) Vet your perspective landlord and the house - and 2) while staying within your budget, I encourage everyone to try and get the best VALUE possible for your money. Comparing the rental rate of the unit to the square footage (i.e. cost per sf) is a great way to measure how much value you're getting for your money and to differentiate the available units on the market. For example, the cost to rent this 1450 sf apt divided by $1450 rent = $1 / sf. The level of continued investment that the landlord may or may not have reinvested to maintain their older home and make it as energy efficient as possible runs the full gambit in every neighborhood. HINT: If you don't enjoy the moving process, avoid the four biggest factors - find a unit that's well insulated, has AC, provides off-street parking & is large enough to grow into over time. This home has extra privacy because it's located on a one-way street with a vacant lot across the street and an alley behind the home that distances this house from the neighbors and road noise.
