Fully furnished rental preferred; unfurnished option only for 18-month leases. 2.) Standard application process: Application fee $250 to property management + each adult (18 +) completes Hemlane credit & background check ($35-$40 per applicant). Security deposit equal to one month's rent. 3.) Month-to-month extensions available after initial term; 60-day notice to vacate preferred; 30-day considered with mutual agreement 4.) Maintenance & Repairs: Landlord handles major systems (plumbing, electrical, HVAC, roof, structural). Tenant responsible for routine upkeep and damage from misuse or neglect. 10.) Alterations: No painting, remodeling, or wall installations (e.g., shelves, TVs) without written consent. 11.) Furnishings: Property includes a full inventory of furnishings; tenant responsible for repair or replacement of any damaged or missing items beyond normal wear and tear. 12.) Pest Control: Home delivered pest-free; tenant responsible for ongoing prevention unless issue stems from structural defect. 13.) Guests: No guest stays longer than 14 consecutive days or 30 days total per year without written approval. 14.) Entry & Inspections: Landlord may enter with 24-hour notice per California Civil Code 1954 for inspection, maintenance, or showings. 15.) Rent Payments: Rent due on the 1st; late after the 5th. Late fee $100 or 5% of monthly rent (whichever is greater). NSF fee $35. 16.) Move-Out: Property professionally cleaned before move-in; tenant responsible for equivalent professional cleaning at move-out.
