CREDIT CHECK - The prospective tenant shall not have any significant write-offs, delinquencies, etc. The tenant's credit score shall be no less than 640 and shall have no more than 2 collection charges on their record (school and hospital bills excluded). EVICTION RECORD - The applicant shall have NO evictions, NO EXCEPTIONS. RENTAL RECORD - The past 2 landlords shall be contacted as references. The FULL deposit amount of $2,000 and first month's rent shall be payable prior to taking possession of the rental property. Tenant pays all utilities and renters insurance and are responsible for maintaining the landscaping. Renter pays for electricity and renter's insurance.
