A security deposit will be collected upon signing equal to the amount of 1 month's rent. 1 year lease term (minimum). Late payment forgiveness up to 5 days after due date; beyond 5 days, interest will be charged as follows: 7-10 days late, 5% interest. At or after 10 days of no rent payment, tenant may be issued 10-day notice to terminate. 10 Days after the notice is issued the renter is subject to eviction and will be held responsible for the late payment plus interest. The renter must provide 60 days notice for moving-out and/or non-renewal of the lease. Early lease termination may be subject to a fee of one month's rent. Upon moving out, the renter must leave the property in clean condition with all personal possessions removed and make any minor repairs as stipulated above as the renter's responsibilities. Additionally, the renter must return all keys and garage door openers. Failure to follow these moving-out rules and/or damages to the property will result in either a partial return of the security deposit or no return ($0) of the security deposit. 24 Hour access with notice is required.
