    What's special

    A freshly painted, sunny, unfurnished bedroom is available in my 1960's era duplex, starting October 1st. It has a full-sized window on each of two walls, a hardwood floor, and a nice 4 1/2 foot wide closet, as shown in the photos. The room is on the second floor, about 10 feet from the shared bathroom. The renter will be sharing the duplex unit only with me, the owner. We must meet in person (or at least speak at length) in advance before any offer to rent is finalized. An expected stay of at least 4 months is required. However, to further prevent the possibility that either of us becomes unhappily stuck with our house-share arrangement, after payment of the second full month's rent, either of us may terminate the tenancy-at-will agreement with 30 days of advance written notice. You will be responsible for paying one third of the electric and gas bills (the latter being used for heat, hot water, and cooking). The sum of the two bills has averaged well under $200 per month. Your share will be capped at $100 during any month in which your one-third portion would exceed $100. Basic internet wifi access is included at no charge, but the cost of any service upgrades made at your request, such as to add cable TV, would be shared equally. A security/damage deposit equal to one month's rent is due at the signing of the rental agreement, along with the first month's rent, all paid by a tellers' check, Zelle transfer, or the equivalent. About me: I am 76, retired from research in astronomy and physics, with interests in science, engineering, philosophy, environmental causes, and politics. I am active in hiking, skiing, windsurfing, etc. (You need not share any of those interests.) I have a son and two young granddaughters just two houses away. One or both girls visit occasionally in the afternoon, but not for more than three hours at a time. I do not currently have any pets, but am considering getting a dog in the future, and I am open to the possibility of a tenant bringing along one that is friendly with strangers and well behaved. (Unless your dog speaks fluent English over the phone, the dog and I would also need to meet in advance.) I keep a reasonably clean house, especially in the shared rooms, and would expect you to do the same. I cook and eat nearly all my meals at home, and would be open to possibly sharing some dinners together in any way and time that might work for us. I tend to keep very late hours, and expect that this pattern will help to keep me out of your way in the kitchen and bathroom. About the house: In addition to your bedroom and my own, there is a third smaller sunny room that I currently use for storage and for a NordicTrack ski machine. You could also rent this room, in whole or in part, at additional cost, for your storage, your office, or even for a small child. The first floor has an open design, with a sunny living room, an adequate dining room, and a kitchen. Free, recent-model, clothes washer and drier are located in the unfinished basement of the unit, along with a work bench that you could also share. Kitchen and parking privileges (for one or two cars) come with the room. The house has a large back yard with a patio on which you could put a barbecue grill, other places where you could sit under a tree, and opportunities for planting a garden. The yard is only partially fenced-in at present. The other half of the duplex building has long been rented by a woman with two sons, now adults, one of whom still lives there. The neighborhood (which is adjacent to Wilmington and Tewksbury) is residential, safe, and pleasant, but regrettably car dependent. There is ample off street parking. I give so much detail because each point above could be important to some potential tenant. Smoking and illicit drug use are not permitted in the house or on the premises. The house is usually quiet, and I would expect the renter (if not always any dog or child!) to generally keep it that way. A background check will likely be required, to show the absence of a criminal record or any evictions in the past 10 years. Also generally required are a photo ID, a favorable "letter" of reference from a prior landlord, and either evidence of adequate income or else proof of your current student status. See earlier room description. Renter is expected to clean up after themselves promptly in all common areas.
