This 912 sq ft 2 bed, 2 bath condo is fully furnished and ready for you to move in. The primary bedroom features a king bed and a spacious walk-in closet. You'll enjoy an updated kitchen, fridge with filtered water + crushed ice, and a bespoke, homey feel throughout. One bathroom has a standing shower, the other a bathtub perfect for relaxing after a long day. Storage won't be an issue the primary bedroom has a spacious walk-in closet, plus there's a coat and broom closet in the entryway. Each bedroom also includes large dressers for additional storage. The condo is part of a small cluster where three units share a peaceful outdoor atrium complete with greenery, tables, and chairs perfect for enjoying your morning coffee or unwinding in the evening. Since this is my personal home fully furnished and thoughtfully maintained I'm looking for someone who will treat the space with the same care and respect. Ideal for someone who appreciates a cozy, clean, lived-in feel over a sterile rental. Tenant agrees to pay a non-refundable $250 fee to cover cleaning and furnishing maintenance costs associated with the fully furnished unit. This fee is separate from the refundable security deposit. The monthly rent of $2,300 includes the cost of electric, water, and internet service. These services remain in the Landlord's name. Tenant agrees to use utilities in a reasonable manner. Excessive or abnormal usage may result in additional charges at the discretion of the Landlord, with notice. Lease duration: 12 months Late Rent Payment & Consequences Clause: Rent is due on the 1st day of each month and is considered late if not received by the 5th day. If rent is not received by the 5th day of the month, Tenant agrees to pay a late fee of $75. Additional late fees may accrue according to applicable state law. Failure to pay rent within 10 days after the due date may result in initiation of eviction proceedings, at the Landlord's discretion. Tenant acknowledges that repeated late payments may be cause for lease termination. No Squatting / Unauthorized Occupancy Clause: Tenant agrees that only those listed on the lease agreement may reside at the Premises. No other persons may occupy or reside in the unit without prior written consent of the Landlord. Any unauthorized occupancy, including extended stays by guests beyond 14 days without Landlord approval, shall be considered a material breach of this lease and may result in immediate termination of tenancy and eviction proceedings. Early Termination by Tenant: Tenant may terminate this Lease Agreement prior to the scheduled end date by providing the Landlord with no less than sixty (60) days written notice of intent to vacate. Notice must be delivered in writing (email or physical letter) and include the intended move-out date. To be eligible for early termination, Tenant must choose one of the following options, to be approved by the Landlord: -Continued Rent Until Re-Rental -Tenant shall remain responsible for paying monthly rent and all applicable utilities until a new qualified tenant has signed a lease and taken possession of the unit, or until the original lease term ends whichever comes first. -Tenant agrees to cooperate with reasonable showings of the property and make the unit available for viewings during this time. Fixed Lease Buyout Fee Tenant may instead elect to pay a non-refundable early termination fee of $2,300 (equal to one months' rent), which will release Tenant from further rent obligations after move-out, provided the required 60-day notice is given. In all cases, Tenant remains responsible for: -Returning the unit in good, clean condition -Paying any outstanding rent or fees -Damages beyond normal wear and tear -Utilities during the notice period This clause does not waive the Landlord's right to pursue unpaid rent, damages, or legal remedies if terms are not met. Smoking & Vaping Prohibited: Tenant agrees that no smoking, vaping, or burning of any substance (including tobacco, cannabis/marijuana, e-cigarettes, hookah, incense, or similar products) is permitted anywhere on or inside the Premises, including the interior of the unit, balcony/patio (if applicable), entryways, atrium, or shared outdoor spaces. This prohibition applies to: -All tenants, guests, and invitees -All forms of smoking and vaporizing -Both legal and illegal substances Reason for Policy This property is a fully furnished personal residence, and the presence of smoke odors or residue in furniture, upholstery, walls, flooring, or HVAC systems constitutes damage to the property. Violation & Penalty Tenant understands that any evidence of smoking or vaping inside the unit including odor, ash, burns, stains, or residue will result in a non-refundable fee of $500 per incident, in addition to the cost of restoration or replacement of any affected furnishings, decor, flooring, or systems. Tenant also agrees that: -Deodorizing, professional cleaning, and potential furniture replacement may be required -Repeated violations are grounds for immediate termination of the lease -Any cleaning or replacement costs beyond the $500 penalty will be deducted from the security deposit or billed separately Pets: Tenant is strictly prohibited from keeping, fostering, pet-sitting, or allowing any animals including dogs, cats, birds, reptiles, rodents, or other pets on or within the Premises at any time. This prohibition also includes temporary care, guest animals, and pet visitation. Service Animals & ESAs Requests for accommodation of a verified service animal or emotional support animal (ESA) will be reviewed in accordance with applicable federal, state, and local fair housing laws. Unauthorized animals, even those claimed to be service animals without proper documentation, are considered a violation of this lease. Violation & Penalty Any violation of this no-pet policy will result in a non-refundable fee of $500 per incident to cover additional cleaning, deodorizing, allergen treatment, and/or damage repair, whether visible or not. This fee is in addition to any cost of actual damages, which may be deducted from the security deposit. Repeated violations may result in termination of the lease agreement and forfeiture of the security deposit. Furniture & Bedding Clause The Premises is furnished with the following beds and frames for Tenant use: (1) King bed and frame in the primary bedroom (1) Twin XL bed and frame in the secondary bedroom Tenant is responsible for providing their own sheets, pillows, blankets, comforters, and other bedding. Landlord will not provide linens or personal bedding items. Tenant agrees to use appropriate mattress protection (e.g., fitted sheets or mattress protectors) to maintain cleanliness and condition of the mattresses provided. Any stains, damage, or excessive wear to the mattresses or bed frames beyond normal use may result in deductions from the security deposit or additional charges. Maintenance & Service Call Responsibility Clause Tenant agrees to promptly notify Landlord of any maintenance issues or needed repairs. Landlord will coordinate necessary service calls for repair of appliances, plumbing, electrical systems, or other major components, as appropriate. Service Call Charges: If a service technician is dispatched at Tenant's request and the issue is found to be the result of: -Improper use or negligence by Tenant or their guests, -Failure to check basic functionality (e.g., ensuring the appliance is plugged in or the breaker is not tripped), -Or the reported issue is determined to be non-existent or user error, then Tenant shall be responsible for the full cost of the service call, including any trip fees or labor charges incurred by the Landlord. This clause does not apply to legitimate repairs due to normal wear and tear or valid manufacturer defects. Maintenance & Tenant Responsibilities 1. Cleanliness & Upkeep Tenant agrees to maintain the Premises in a clean, sanitary, and orderly condition at all times. This includes routine cleaning of floors, bathrooms, kitchen, appliances, and proper disposal of trash. Tenant shall prevent mold and mildew by using exhaust fans and promptly reporting any water leaks or moisture issues. 2. Minor Maintenance Tenant is responsible for minor upkeep tasks, including but not limited to: -Replacing light bulbs and batteries in smoke detectors as needed -Keeping drains free of hair and debris -Resetting GFCI outlets and garbage disposal if tripped -Replacing HVAC filters every 30 60 days if accessible 3. Reporting Issues Tenant must promptly report any maintenance issues, damages, leaks, or hazards to Landlord. Failure to report damages in a timely manner that results in further harm may make Tenant liable for repair costs. 4. Prohibited Alterations Tenant shall not make any alterations to the Premises including painting, drilling, installing appliances, or changing locks without prior written consent from Landlord. 5. Pest Prevention Tenant agrees to keep the Premises clean and food sealed to avoid attracting pests. Tenant is responsible for pest control costs arising from poor housekeeping or negligence. 6. Shared Spaces Tenant shall not store bicycles, trash, furniture, or personal items in shared outdoor areas, walkways, or the shared atrium.
