    What's special

    The house roof was replaced 2 years ago and the roof on the garage out back was replaced 3-4 years ago. The exterior of the house is wood and was painted about 5 years ago. It has a dual paved driveway. This is a 3 bedroom, 1 1/2 bath home with an attached 2 car garage with a patio on the front and a porch on the back (currently the back one is roughly enclosed to store firewood). It has a large living room, kitchen, utility room, and bedrooms with a deck off the back. There are original oak hardwood tongue and groove floors throughout the house except for the kitchen - utility room and one bathroom and one closet, which have tile/vinyl. The two bedrooms and half basement were added in 1965. The basement has a dehumidifier and sump pump with a battery powered backup system for if/when the electric goes off. The basement exterior blocks were waterproofed and drain lines added (when it was built) outside and inside the footer, along with tile in the shape of an "X" across the floor of the basement draining into the sump pump hole. There is a drilled water well available to access, but the home currently is hooked up to city water. There is a septic tank that was pumped out September 22, 2023. The furnace and water heater have been replaced. The furnace vents are in the ceilings with cold air returns in the floor. There are ceiling fans. The house has a breaker box in the front bedroom closet. Also in that room is access to the attic. There is a functional fireplace that currently has a wood stove there that heats the entire home adequately. The furnace runs on propane. There is also a hearth in the basement where there was once a wood stove when the basement was being used as a family room. For interested snowbirds: a drainage system was added to the water lines to make it easier to winterize it. The house is an older home but has been kept up. While it could use a few upgrades - a good cleaning, a coat of interior paint, and taking the carpet up to expose the hardwood floors, is all it would take to be move-in ready. (Due to illness in the family and time constraints I am unable to do that.) Dual water sources, dual heat sources, dual property uses, and mixed orchard make it great for homesteaders or even preppers.
