Guest may not stay longer than seven (7) days without LANDLORD'S written approval. If guest stay more than 7 days, each guest will be charged $20 per day or $300 per month. Please keep ordinary maintenance, including replacing light bulbs, refrigerator water filter, and if applicable. TENANT is responsible for the repair of any stoppage in plumbing fixtures or lines, and any damage caused by TENANT, members of TENANT'S family, guests or others. TENANT shall replace batteries in the smoke alarms as needed. Smoke alarms are to be kept in working order at ALL times. Should any smoke alarm(s) become defective TENANT must notify LANDLORD IMMEDIATELY. Please properly use and operate all furniture, electrical, plumbing and other fixtures and appliances supplied. TENANT is responsible for maintaining all furniture and appliances in good working condition. TENANT is responsible for replacement costs of furniture, appliances that are not returned, not in working order, or are damaged. The rental agreement will be terminated immediately if your public behavior is found disruptive, threatening, or endangers the well-being of the property, residents or neighborhood. No drug use or drug dealing activities permitted on the premises. Any suspicion of drug use will be grounds for immediate lease termination. No drunken and disorderly conduct allowed on the premises.
