The property is situated in the University Heights neighborhood, off College Station Rd, in a very close proximity to the UGA vet hospital, EPA lab, and Poultry Diagnostic and Research Centre. It is also less than 2 miles to UGA main campus, shopping, dining, and services and 10 min drive to downtown Athens (and most everything in town). It is also on both city and UGA bus routes. The suite has a separate entrance and thermostat. Much of the apartment is above the grade with full windows. One of the two bedrooms is of of good size and one is small. In addition, living area, kitchen, laundry and one bathroom make up the space. Cooking facilities comprise of two-burner hot plate, microwave and x-tra capacity toaster oven. This listing is for a 6-7 month lease only. All the utilities are included in rent except the cable TV. The internet is for personal use only, not for commercial use. I would prefer to rent it furnished but it can be unfurnished if so desired. The landlord reserves the right to limit the thermostat temperature settings in extreme weather. In the summer, the thermostat should not be set below 72 F and in winter not above 72 F. The path to the entrance leads through the sloping back yard and is somewhat uneven so please, consider your safety, comfort and ability level accordingly.
