Single Occupancy is $1,400 and dual occupancy is $1,500 The unit includes a large living room, office/mudroom, two bedrooms, eat-in kitchen with gas stove, bathroom with washer/dryer and storage room. There is off-street parking available for one vehicle. The upstairs tenant shares the driveway and parking area with you. The front of the house includes a large, covered porch that is great for sitting. The backyard is grassed and can be used for lounging if you have a table and chairs. If you are a gardener and want to plant vegetables or flowers, the backyard gets a lot of sun (faces west). No small dogs are allowed, NO cats, and the building is non-smoking. A pre-requisite to approval is completing an application. The cost is $35, which includes a credit and background check. We require a 660 or better credit score. If the score is lower, we do allow cosigners or 3 months' rent in advance. We also require copies of three months of pay stubs from your current employer and an income-to-rent ratio of 3:1. We are paperless, and thus you need to have an active email, a way to receive text messages and phone calls, as well have the ability to pay your rent each month, online. Rent includes heat, water and sewer. The tenant must take care of electricity and internet/cable tv if desired. The landlord pays for water, sewer and heat. Tenant is responsible for electric and internet service. Security deposit is due upon signing of the lease and the first month's rent five days prior to move-in date. Cutting the grass and maintaining the grounds are the responsibility of the landlord, however the tenant is responsible for keeping the common areas clean, and keeping the sidewalk and steps to the building shoveled when it snows. We do not allow for any satellite dishes on the house for tv service or internet.
