Absolutely no smoking on property grounds, including patio, or inside any room or garage. HOA allows 2 dogs per house. I allow up to 15lb and potty trained. Maximum Occupancy 4 people. Renter is responsible for maintaining air filter and water filter. Renter is responsible for any holes in walls or any surface. Renter is to keep house in the condition in which it is when they move in. Renter is responsible for light bulb replacement. Renter is to adhere to the HOA guidelines. If renter incurs a fine due to HOA guidelines not being kept then renter is responsible for that cost. Rent is due on the 1st of every month and late after 9pm on the 3rd. The late fee is 50.00 each day after the 3rd of the month plus the full amount of rent. Renter is responsible for the cost of the background check done on Zillow.
