    What's special

Welcome to 338 Leslie Street, a family-friendly home with a home office space in lovely Leslieville, a walkable neighbourhood, with great access to streetcar networks, subway, and cycling paths! We are just wrapping up some exciting renovations, and will be posting more photos shortly! Main Level: Living room with wood fireplace, dining room, kitchen and sunny office. Upper Level: bedroom 1, bedroom 2, newly renovated 4-piece bathroom, and Master Bedroom with a 2 piece ensuite bathroom. Basement: newly updated finished open-concept multi-use space, with washer/dryer, 3-piece bathroom, and two storage rooms. There is a separate basement entrance. The pine and brick kitchen is well laid out with roll-out cupboards, and a large butcher board counter next to the stove ideal for food preparation. The appliances are stainless steel and the stove/oven is gas. In addition to these basics, this character home has some unique features: the two upstairs skylights allow sunlight and moonlight to light the hall and main bathroom. The living room wood-burning fireplace is well maintained and cleaned each year, and makes for cozy winter evenings. And the sunny main floor office space, just off the kitchen, looks out onto the leafy backyard making it a great place to work. Outside space: Beside the front pad parking spot, there are perennial flower beds with spring bulbs and great summer colour. The low maintenance back yard has an upper deck off the kitchen (great for early morning cups of coffee) and a large lower deck, bordered by narrow garden beds holding small flowering trees and fruiting raspberry canes and saskatoon berry bushes. There is a gate onto the back lane, which makes a good bike entrance, as it is right next to the large cedar storage shed. The next door neighbours are quiet, helpful and friendly. The neighbourhood! Leslieville Juniour Public School is a 3 minute walk from our front door. Riverdale High School is a 10 minute walk. A 7 minute walk gets you to Greenwood Park's sledding hill, dog park, sandbox, outdoor swimming pool, skating trail, splash pad, and playground with swings. A 10 minute walk gets you to Matty Eckler Community Centre for swimming lessons, dance lessons, drawing classes etc. It is walking distance to 5 major chain grocery stores and Gerrard Square Mall. For those who enjoy more natural spaces, Tommy Thompson Park is at the south end of Leslie Street, a 10 minute bike ride away. It offers walking trails along Lake Ontario, dedicated cycling paths to the lighthouse, and stellar birding. Getting Around: The 506 Streetcar stops one block from the house, and takes you downtown in 20 - 30 minutes depending on time of day. A car or a bike can get you there in roughly the same amount of time. It is a 15 minute walk to the subway, or you can catch the bus to it. Greektown is just north, Little India is just east, and funky Queen Street East is just south - so many restaurants and shops to explore, and enough coffee shops to sink a small ship. First and last month's rent is due at signing. Renter is responsible for all utilities. Non-smokers only.
