Utilities & Other Costs Landlord bills monthly; any overages above a $50/person cap are passed through to tenants. Guests may stay up to three consecutive nights total per month; all overnight visitors must be registered in advance. 6. If damage is caused by tenant, (the professional hired will diagnose the cause of damages ), the tenant will be responsible of covering the full cost of the damage within 48 hours. Entry & Privacy Landlord gives notice for non-emergency entry (except in active emergency). landlord won't unreasonably interrupt tenant's schedule. 9. Termination & Early Exit Tenant must give 60-day notice to vacate at term's end. Early termination permitted with payment of two months' rent or until unit is re-let, whichever comes first. Tenant remains responsible for rent/utilities during re-letting period. 10. Home Rules Quiet hours: 10 pm 7 am daily; violations incur $100 fine per incident. 11. Before agreen to lease the property to tenant, tenant is open to background check by landlord, and to show proof of job stability by providing pay stubs as evidence (3 last months), and 2 reference/contact of previous landlord.
