There's an electronic piano on the hallway for those who enjoy playing piano. 1 cozy renovated bathroom. There's a large tv to enjoy in the family room, and one of the bedrooms has a large tv for the roommate who likes a tv in the bedroom. (First come, first served) The apartment is furnished, bed, nightstands, table lamps, office desk, office chair, office lamp, trashcan in each room (office, bedrooms, bathroom, kitchen), kitchenette includes fridge, small cooktop, microwave, utensils, plates, toaster, dishwasher, coffee maker, pans and pots, glasses, cups, dinning table with 4 leather chairs, bathroom, pantry, cleaning devices, iron board, iron, washer machine, dryer machine, small sink in the laundry area. In the back of the property, there's a spacious, cozy backyard patio to relax. The walls are decorated. (Sanitized pillows, sheets, bed covers, and towels are optional) *the washer, dryer, and the gym will be shared with the respectful landlord who does NOT live in the apartment. *The 2 dogs mentioned are small poodles, and DON'T live in the basement apartment. They live in the house with the landlord. 1. Lease Duration & Renewal 12-month fixed term with automatic month-to-month rollover unless either party gives 60-day written notice prior to expiration. 2. Rent & Fees Rent due on the 1st; 5-day grace period then $75 flat late fee + $10/day thereafter. 3. Security Deposit & Refunds Deposit = one month's rent. Itemized statement and refund issued within 30 days. Any cleaning beyond standard wear-and-tear charged at $40/hr. 4. Utilities & Other Costs Landlord bills monthly; any overages above a $50/person cap are passed through to tenants. Internet, water, electricity, trash pick up, included; all other services arranged/paid by tenant. 5. House Rules & Policies No smoking or vaping anywhere on property. No pets allowed. Guests may stay up to three consecutive nights total per month; all overnight visitors must be registered in advance. 6. Maintenance & Repairs Tenant submits non-urgent requests to landlord responds within 48 hours. If damage is caused by tenant, (the professional hired will diagnose the cause of damages ), the tenant will be responsible of covering the full cost of the damage within 48 hours. Tenant responsible for routine upkeep: light bulbs, air filters, minor clog removal. 7. Use & Occupancy Maximum occupancy = 1 adult per bedroom. No subletting or short-term rentals (Airbnb/VRBO) without landlord's written consent. Unauthorized occupants incur a $500 fine plus back rent. 8. Entry & Privacy Landlord gives notice for non-emergency entry (except in active emergency). landlord won't unreasonably interrupt tenant's schedule. 9. Termination & Early Exit Tenant must give 60-day notice to vacate at term's end. Early termination permitted with payment of two months' rent or until unit is re-let, whichever comes first. Tenant remains responsible for rent/utilities during re-letting period. 10. Home Rules Quiet hours: 10 pm 7 am daily; violations incur $100 fine per incident. 11. Before agreen to lease the property to tenant, tenant is open to background check by landlord, and to show proof of job stability by providing pay stubs as evidence (3 last months), and 2 reference/contact of previous landlord.
