If Tenant does not have the carpets professionally cleaned, Owner will deduct from the Tenants deposit. 27. IF Unit has hardwood floor or laminate: Please do not use harsh chemicals on the floors. Use a wood floor product like Murphy's Oil or Bona. Tenants must use furniture protector pad, and area rugs. Any damages to the wood floors would be tenant's responsibility to fix or repair. 28. IF Unit has a basement, detached shed, or detached garage: Any items stored in these areas are at risk of getting wet. The owners are not responsible for any damaged items stored in the garage/shed. Tenants will store items at their own risk. Owners do not have to do repairs on the out building(s), tenant is accepting it as is. Tenant may store items in these areas at their own risk. 29. IF Unit has a fence: Tenant is accepting the fence in "as-is" condition. Owners will only repair the fences at the owner's discretion under major catastrophe storm damage. 30. IF Unit has a wood burning fireplace: Tenant must provide professional cleaning receipt for wood stove and chimney upon move-out. If Tenant does not have the fireplace/chimney cleaned, Owner will have this done and deducted from the Tenants deposit. 31. IF Unit is part of a HOA: Tenants may have to register with the HOA. Tenants must follow HOA rules. Any fines/complaints the tenant is responsible for. Homeowner pays HOA dues. If there is a move in and move out fee, tenant is fully responsible to pay the fee directly to the HOA prior to move in. Move in and move out fees are subject to change by the HOA and are solely the tenants responsibility. Covenant, conditions, and restrictions are an addendum to this lease agreement and must be approved. All vehicles must be registered with the HOA before move-in.
