DOWNSTAIRS- there is a spacious family room/den, dining nook, living room, kitchen and a bathroom with a shower plus washer and dryer. High ceilings and sunny windows make the downstairs feel open and airy. Rent is $3000 per month, plus a $3000 deposit. Utilities are not included. There are 3 parking spots in the driveway in front of the house that are designated for this home only. There is no street parking in front or back. Public transportation is excellent, as the SKIP bus stop is right near the house. You may pull into a parking spot in front of the house, but please do not drive past the house to the 2 neighboring houses in the back. To drive there from Broadway and Iris go West on Iris at Broadway and stop and park in front of the stone house. We check all prospective tenants through a tenant screening process ($37.50) and will need good references and good credit history for each renter. We are looking for tenants with a history of taking good care of their home. The house has some furniture ( one bed, two couches, table, chairs etc.) We can remove the furniture, or possibly add more for a higher monthly rent. Please communicate what you would need. The Neighborhood- the North Boulder neighborhood is convenient to everything! North Boulder Recreation Center is a short walk, as is Foothills Elementary school. Shops, restaurants, grocers and services are just a few blocks away. The home is located along a walking/ bike path and is on a convenient bus route. Outside the Home- The fenced yard is very pretty and easy to enjoy. The look is not manicured, but casual and lush. There is cool shade and a sunny patio, too. A sprinkler system makes watering easy and we provide a lawn mower. You would be responsible for mowing and watering the lawn and shoveling the front walk and part of the driveway. There is also a large storage shed for your use behind the home. Inside the Home- Large sunny windows make the inside bright and cheerful. The interior is old-fashioned, neat, clean and appealing. The front part of the home was built in 1898, and the rear part in the 1961. There is central gas heat and a small gas fireplace that keep the home cozy in cold weather. There is no A/C but the stone construction keeps the house fairly cool in the summer.. Internet service is available through Xfinity or other services. The house is surprisingly quiet and peaceful, partly due to the stone construction. Special People are usually drawn to live here. Not everyone appreciates the history and charm and funkiness of an old house, but those who do usually love living there. The house is not updated and modern, but has all the necessities and more. About Us- My husband and I live on a farm about 10 miles North of Boulder. We were drawn to the charm and the special country character of the Clemens Estate and bought it in 1997. Let us know any pertinent details such as when you are available to see the house and when you want to move in. No Smoking. Parking is limited to 3 provided spaces in front of the house. This is a one year lease May 1 2024 through April 30, 2025. We will accept one small dog (under 15lbs) with an additional non-refundable $300 pet deposit. Winter maintenance: We ask tenants to take care of the sidewalk snow shoveling and part of the driveway. Summer maintenance: We ask you to mow the lawn regularly. We provide a good working mower. Watering is on a timed system.
