No smoking indoors, in doorways, windows, or near vents and air intakes. Smoking may be allowed in the patio area when it is not being used by owner/guests/other tenants but must be at least 25 feet away from neighboring units. -Water is paid for by landlord but any issues with plumbing, such as running toilets, not reported to landlord that lead to excessive water usage, or hoses or other water delivery systems left running may lead to costs being passed on to tenant. -Garbage is paid for by owner, but any excess dumping fees may be passed on to tenant. - Small dogs allowed, no larger than 40 pounds. Animal has to be certified healthy by a local vet, up-to-date on shots, and have renters insurance with an animal policy. Pet deposit of $600 or more depending on breed/behavior/age may be required. - Any structural or cosmetic changes/requests are not allowed and must be approved by owner. - Any home repair requests are required to be approved by owner prior to executing the service. - Stairs to 2nd floor are steep! Tenants agree to and shall ascend and descend stairs with one hand on the handrail at all times and use caution. - Trash/recycling/compost must be taken out weekly by tenant, and trash/recycling/compost lids must be kept closed at all times to discourage local wildlife from entering bins. - Garage paid for by owner, but any excess dumping fees caused by tenant may be passed on to tenant. - An ADU may be constructed at a future date on the property, in which case small storage shed may be incorporated into additional storage in another structure on the property. - 1 parking space reserved for tenant; the other may be occupied at a later date by owner's vehicle; if ADU is built on the property, we will attempt to preserve tenant's parking space if there is room for both ADU and parking space; shorter car may be a benefit in this event. - Tenants must park up driveway far enough & far enough over to allow entry/exit for landlord's vehicle without vehicle needing to drive over grass to exit. - Tenant is prohibited from placing or storing any waste, vehicles, bicycles, lawn equipment, motorcycles, mopeds, or other products of any kind for any amount of time in or on any lawns, porches, patios, or other exterior spaces at or nearby to the subject property except for basic porch and patio furniture. The sole exception to this regulation shall be parking for (1) vehicle owned by the tenant in designated parking spaces on the property. Vehicle parking for guests or any other vehicle not registered to and owned by the tenant on the property is not permitted - guests must use street parking. Vehicles parked in said space(s) must be kept in good working order at all times, and must have current registration, Portland emissions inspection (if required) and insurance. Tenant agrees not to perform any maintenance or repair work to a vehicle anywhere on or near subject property. Tenant also agrees that the landlord has the right to tow, without notice, any vehicle which is visibly inoperable, such as a flat tire, any vehicle which has an expired registration or emissions inspection, or any vehicle which has been parked without moving without prior written permission for more than seven consecutive days. Tenant agrees they are responsible for towing fees and storage and impound fees of any vehicle removed for violating this section of the lease, and will pay the tow operator directly to recover the vehicle. - Bicycles may not be stored inside during wet weather - there is no mud room in the home so these must be stored in storage shed to protect hardwood floors and protect walls from damage. - Downstairs room windows may be replaced/refurbished during tenancy, most likely in Spring (owner is in contract with window restoration company, installation window was not available before Spring) - temporary disruption will lead to further comfort in the future and tenant must agree to temporary inconvenience in lease/rental agreement/Rules of Residency. - Due to shared heating system between main home and basement furnished space, strong perfumes, odors, such as cooking odors, or allergy-inducing odors, must be not be generated in the home, or must be limited and ventilated by tenant using kitchen fans, windows, or other such methods of dispersing or neutralizing odor. Repeated disregard of this residency rule may be considered a violation of lease/rental agreement. -Tenant(s) shall keep the area in and around the premises in clean, habitable condition, and in good repair. - Landlord is responsible for lawn maintenance. Tenants are not allowed to alter or change the landscaping of a rental property without the landlord's permission except in half of garden area but this portion of garden area must be maintained if used by tenant.
