Beautiful Cottage - Plus Professional Music StudioWhat makes this house unique, is the detached, 550 square foot, fully sound proof music studio in the back yard. In addition to making records in it, weve used it as home office, rehearsal space, and as spare quarters for guests. The house and studio are separated by a covered, brick patio. Studio has 2 layers of drywall throughout with green glue. Drywall is hung on resilient channel, meaning it's suspended and decoupled from walls and floor. It has a mini split system which is for hot/cold and is incredibly quiet and efficient. Also has a system installed above the control room to bring in fresh air. Live room is appx 16-19 with vaulted ceilings, control room is appx 9-11. Entry is small but has tie lines running to it and can be used as it's own ISO. Also it has 4 channels running through the ground, back to the garage in the main house, in case you need more isolation. Everything is treated. Control room is dead and is great for mixing. Live room is quite live sounding right now. That on purpose because, with the vaulted ceiling, it has amazing character. Great for punchy, live sounding, dirty indie rock. Someone could easily add more panels to get a dry sound as well.In addition to the studio, this home has an attached garage, and a shed in the huge backyard (read: tons of storage). We set this home up to serve our needs perfectly. The square footage is very smart and efficient.
