This is a beautiful property with miles of mowed walking trails there's nearly 20 acres of woods, there's a 1 acre place that's just trees and a dirt floor it's my favorite place, there's a one acres peat bog where water flows from every level there's always pretty flowers there and turkey and dear getting a drink, there's another one acres place surrounded by trees with mowed grass were the kids and there friend camp out. We have to sell this place for personal reasons but Hillsdale is good investment in Michigan and the Hillsdale College really implements a strong preservation over the community. We've seen over 60% R.O.I. so buy with confidence. With nearly 60 acres to roam or farm, your only 8 minutes from the new Myers grocery store. I just planted about 12 acres of pasture last spring, there's is two fields of alfalfa planted last spring for hay production maybe 12 acres, and two feilds for cash crops. We were getting $6500 plus rent when it was all cash crops land. Bring a truck or four wheeler to see the property, I've lived here for several years and still haven't explored all of it. Terms are conventional sale, no lease, no buy to own. The house is just a typical farm house that's been added on and fixed up over the years. The attached insulated garage is big enough that I have put five cars into it many times in the winter threw a few log in the wood burner and every body as a warm snow free car to take off with. There is carpet on stairs heading upstairs the upstairs hallway and two of the three bedrooms upstairs have carpet and it's ready to be replaced if I get around to doing it before it sells I'll let you know. Down stairs is finished real wood floor, there's a few buckles hear and there is guess from house settling i never got arround to fixing it. Kitchen has all new stainless kitchenaid appliances bought in early 2023, water heater same year. Master bedroom downstairs has full bath.
