This deposit will be returned at the end of the lease term, provided there are no damages beyond normal wear and tear to the home. The security deposit covers damages to the living room and dining room furniture, appliances, and any other landlord-owned items. Normal wear and tear include minor scuffs on walls, small nail holes, and general aging of the property. Damages covered by the security deposit include but are not limited to: broken furniture, large holes in walls, significant stains on carpets, any excessive damage to appliances, and broken windows. 4. Utilities: The tenant will split the utilities with all other roommates. Utilities include: PPL electric, UGI gas, water, trash, sewer, and Wi-Fi. 5.Use of Premises: The premises will be used for residential purposes only and will be occupied by the tenant. The Tenant is not allowed to rent out additional rooms to other individuals, that is the sole responsibility of the landlord. 6.Maintenance and Repairs: The tenant agrees to keep the premises clean and in good condition. Any unreasonable damages caused by the tenant will be repaired at the tenant's expense via the security deposit. The landlord can motion to evict the tenant for any reason, including but not limited to: not paying rent after the first missed payment, not contributing to their share of the utilities, staying at the home beyond the lease agreement, being verbally, emotionally and physically hostile to other roommates, sabotaging people's personal belongings (proof must be provided), illegal drug use in the home, any substance abuse related issues like getting angry after drinking, disabling safety features like removing the battery from the smoke alarm, unplugging carbon monoxide detectors, removing the furnace filter and not replacing it, and tampering with security cameras, and any form of ritual/spiritual practices to harm others (black magic/voodoo). 1.Subletting: If the tenant wishes not to complete the duration of their lease agreement, and does not want to be assessed an early termination fee (which is equal to one month's rent). They are free to look for someone who will take over their lease, however, whoever they find and choose must report to me for a background check, credit check, and interview. Ultimately the landlord alone will decide if the individual recommended by the tenant for subletting is a fit to complete the duration of the existing lease. 11.Furniture and Appliances: All furniture and appliances belong to the landlord and are provided for the tenant's use. These items should not be taken from the home in the event the tenant leaves. Doing so will result in the loss of the security deposit and potential legal action. 12.Governing Law: This lease agreement will be governed by the laws of the state of PA.
