The Realm is the high-rise building at the intersection of Piedmont and Peachtree (3324 Peachtree Road), across from the luxurious Intercontinental Hotel and adjacent to the Hyatt. This all glass and concrete building is artistically appointed with all the modern conveniences of a Novare residence. The complex has both living and retail space. With 5 star amenities such as clubrooms with huge flat screen TVs and billiards table; rooftop pool with gardens, grills, fire pit and fountains; pre-wired for ultra high-speed 100 MB wireless internet access throughout; room service from the Hyatt; 24-hour concierge; dry cleaning valet; and 2-story fitness center. Secured parking and building access service and visitor parking. Walking distance to Lenox Mall and Phipps Plaza. Just steps to MARTA station. Just minutes away from 400, I85 and I75.
This one bedroom/one bathroom condo has one of the best lay-out floor plan in the building and is located on the 22th floor with spectacular views of Downtown Atlanta. It features granite countertops in the kitchen and a garden tub over the master bath with ceramic tile floors and ceramic tiles tub/shower combination; stainless steel appliance, modern tile floors in the kitchen, spacious balcony, open floor plan, 10 foot ceilings along with floor to wall windows and pre-installed blinds, built in desk, spacious bathroom, washer /dryer, fridge and ultra high speed internet connection. This is the best floor plan and one of the largest one bedrooms. The parking space is in the lower level of the building so you won't have to go all way up to park your vehicle (it is also next to the elevator). Just 20% percent of the apartments in the entire building have a written authorization to be rented; mine is one of them so be very careful about it.
Here are some of my personal opinions to share with you in choosing the one bedroom unit in Realm:
CHOOSE THE HIGHER LEVEL TO AVOID AC NOISE AND STREET POLLUTION.
You have paid a premium to live in a luxury condo, you need to reward yourself with a spectacular view from your windows. Do you know where the exterior AC units located are located? They are on the 7th floor and on rooftop. If you happened to be on your balcony during the summer at levels 8 to 20, the AC noise is almost unbearable, and the noise can easily [removed] into your bedroom.
Then it's street pollution. According to an EPA study, the particular matter from street car exhaust can float in the air as high as 200-ft above the ground level, which corresponds to approximately level 20. Above that elevation, the air quality is much better.
CHOOSE THE FLOOR PLAN THAT HAS THE LIVING ROOM AND THE BEDROOM SIDE BY SIDE
Many one bedroom units in Realm feature a receded bedroom behind the windowed living room. The receded bedroom has no door and is very dark. There is no privacy at all.
CHOOSE THE DOWNTOWN VIEW
The downtown view has approximately the southern or southwestern exposure. First the view is much better compared to the northern exposure. If you choose a northern exposure unit, your room will be very cold during winter season and mold will possibly grow inside. If you have a southern exposure room, in the winter, your room is nicely warmed by the sun; and in the summer, just open your window, the cool breeze from south will pour into your room.
CHOOSE A UNIT FAR AWAY FROM THE TRASH CHUTE
Some one bedroom is very close to the trash chute. Have you ever heard someone dumping trash in the trash chute? Oh, man, that's annoying! According to the property management team, the trash chute blockage already occurred many times due to over-sized trash. When the trash gets stuck in the trash chute, it STINK!
CHOOSE A UNIT WITH A RENTAL PERMIT
Only 20 percent of the units in Realm are allowed as rental property and therefore possess a rental permit.
