Maintenance & Repairs: Tenant shall maintain the premises in clean and good condition. Tenant is responsible for minor maintenance (e.g., replacing light bulbs, unclogging drains, trash disposal). Landlord is responsible for major repairs and ensuring the property complies with local health and safety codes. Tenants are responsible for notifying landlord of any necessary maintenance that would jeopardize local health and safety codes. Maintenance left unreported via writing (text or email) to landlord (with landlord receipt) can be assessed to tenant at landlord's discretion. The landlord will act in good faith to respond to tenant reports within 24 hours. No alterations, painting, or additions to the property may be made without prior written consent from the landlord. Pets: Pets are allowed with prior approval and a non-refundable pet deposit of $500. Pets will be charged an additional rent of $100 per month. All pets must be disclosed and approved. Smoking: Smoking is prohibited on the premises. Renter's Insurance: Tenant is encouraged to maintain renter's insurance to cover personal property and liability.
