Tenant agrees to vacate the premises upon lease expiration unless a renewal is agreed upon in writing. Monthly Rent: $2,250. Rent can be paid in cash or via electronic transfer (Venmo, Domestic Wire, etc.). To be agreed upon prior to the start of the lease. Due Date: Rent is due on the 1st of each month. Late Fee: A late fee of $100 per month (plus any accrued rent) will be charged if rent is not received by the 5th day of the month. 10-day grace period for first late month. Subsequent months will be assessed late fee on the 6th day of the month. Security Deposit Amount: $2,250 The security deposit may not be used as the last month's rent. Will be returned within 30 days of move-out, less any lawful deductions, as per Pennsylvania law. Utilities: Electricity, gas, and water are included up to $300. Tenants are responsible for balance exceeding $300. Tenants will be notified via text, phone call, or e-mail within 30 days of last received invoice reception for a given month their outstanding balance. Occupancy Limits: Maximum occupancy: 3 persons Only individuals listed on the lease may reside in the unit without prior written consent from the landlord. Maintenance & Repairs: Tenant shall maintain the premises in clean and good condition. Tenant is responsible for minor maintenance (e.g., replacing light bulbs, unclogging drains, trash disposal). Landlord is responsible for major repairs and ensuring the property complies with local health and safety codes. Tenants are responsible for notifying landlord of any necessary maintenance that would jeopardize local health and safety codes. Maintenance left unreported via writing (text or email) to landlord (with landlord receipt) can be assessed to tenant at landlord's discretion. The landlord will act in good faith to respond to tenant reports within 24 hours. No alterations, painting, or additions to the property may be made without prior written consent from the landlord. Pets: Pets are allowed with prior approval and a non-refundable pet deposit of $500. Pets will be charged an additional rent of $100 per month. All pets must be disclosed and approved. Smoking: Smoking is prohibited on the premises. Renter's Insurance: Tenant is encouraged to maintain renter's insurance to cover personal property and liability. Right of Entry: Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or showings, except in cases of emergency. Lead-Based Paint Disclosure: For properties built before 1978: Tenant acknowledges receipt of the EPA Lead-Based Paint Disclosure Form and EPA pamphlet "Protect Your Family From Lead in Your Home." Philadelphia-Specific Disclosures: Certificate of Rental Suitability and Partners for Good Housing Handbook must be provided to the tenant prior to move-in. The landlord certifies the property is in compliance with the Philadelphia Property Maintenance Code and has all required licenses. If the property is located in a flood-prone area or under L&I violation, those disclosures must be made to the tenant. Early Termination: Tenant may not terminate the lease early without landlord approval. Any early termination must be in writing and may be subject to a penalty. Penalty will not exceed 3 month's rent. Governing Law: This lease shall be governed by the laws of the Commonwealth of Pennsylvania and the ordinances of the City of Philadelphia.
