A credit score below 600 will be denied. Credit history will be weighed in conjunction with all other rental criteria. Team Thomas Rentals reserves the right to deny any applicant based solely on a history of any delinquent credit activity. RESIDENCY HISTORY: We will be verifying residency for the past 24 months uninterrupted. Your rental verification must reflect timely payment, appropriate notice to vacate, no complaints, no NSF Checks, no damage to the property, no violence reported and property was left in clean condition upon vacating. Any applicant with a history of an EVICTION FILING or LANDLORD JUDGEMENT/COLLECTIONS for rent owed or damages is an automatic denial. PETS: All animals must be disclosed in the rental application. All pets are subject to approval to ensure it adheres with our Pet Policy Addendum. We will collect pet records, pet photo and Non-refundable Pet Fee prior to move-in. Proof of Rabies Vaccination as required by State law and Pet License in applicable jurisdictions. Team Thomas Rentals accepts the BEST qualified application in most circumstances.
