Cozy studio apartment in the basement of my much-loved corner lot townhouse. No additional fees for approved pets. I'm open to accommodating someone with a large dog, less-than-awesome credit, (some types of) convictions, and other things that typically interfere with getting a place. Please just be honest up front. Note: This is a basement apartment in an old home, and it is not soundproof. You will hear the (very chill, very respectful) upstairs tenants sometimes. If this bothers you, this place isn't for you. Full disclosure: The current tenant is leaving due to concerns about noise from the unit above. This is this first time in 9 years of renting the unit to 6 basement tenants that anyone has mentioned the noise. I'm happy to test for noise with serious prospective tenants so that you can make an informed decision. I try to be careful to ensure that all tenants of both units will be able to communicate with one another if there are any issues to be resolved, including the sharing of the laundry machines. Since the thermostat is in the upper unit I do provide a heater and a fan for the lower unit, although no one has ever used them or expressed any discomfort. The temperature downstairs matches that upstairs, and since I pay utilities for both, tenants tend to keep it comfortable.
