    What's special

Cozy studio apartment in the basement of my much-loved corner lot townhouse. FEATURES: -Laundry on-site (Shared with upstairs residents) -Partially furnished (More or less furnishing is negotiable.) -5 minutes from historic Ellicott City; 10 from downtown Baltimore; 1 mile from 695 -Easy walk to bus stops, Family Dollar, Shell, station, an awesome pizza and sub spot, and much more -Short bike ride to UMBC -Super close to shops, grocery stores, hospitals, restaurants, gyms -Quiet, diverse neighborhood with friendly-yet-unimposing neighbors Owner covers all utilities including high-speed internet, cable, electricity, gas, water, and garbage collection. No additional fees for approved pets. I'm open to accommodating someone with a large dog, less-than-awesome credit, (some types of) convictions, and other things that typically interfere with getting a place. Please just be honest up front. Note: This is a basement apartment in an old home, and it is not soundproof. You will hear the (very chill, very respectful) upstairs tenants sometimes. If this bothers you, this place isn't for you. Full disclosure: The current tenant is leaving due to concerns about noise from the unit above. This is this first time in 9 years of renting the unit to 6 basement tenants that anyone has mentioned the noise. I'm happy to test for noise with serious prospective tenants so that you can make an informed decision. I try to be careful to ensure that all tenants of both units will be able to communicate with one another if there are any issues to be resolved, including the sharing of the laundry machines. Since the thermostat is in the upper unit I do provide a heater and a fan for the lower unit, although no one has ever used them or expressed any discomfort. The temperature downstairs matches that upstairs, and since I pay utilities for both, tenants tend to keep it comfortable. What you'll need to move in: Plan to move in early November (The unit may become available sooner but is guaranteed by 11/1.) Copy of ID Rental reference (ideally from previous landlord), and/or character reference may be required Verification of income/assets Co-signer may be required under some circumstances Approval to conduct background check 1st month's rent Security Deposit: $1000 (Total $2000) WHAT'S NEXT: Please text or email me. If you say only, 'Is this still available?' or 'I'm interested in the apartment you have for rent,' I'll assume you're a bot. Serious, relevant inquiries only. (Your time and mine are valuable.) Please save us time (and demonstrate that you're not a robot) by including the following info in your text or email: 1. Whatever questions you have for me; 2. Any response to any of the content of this post; 3. An interesting fact about you, or maybe what you're doing in Baltimore. :) Questions I'll ask you before we meet are: 1. When are you aiming to move? 2. Are you prepared to put down a deposit and pay the first month's rent? 3. Do you have steady income? 4. Will I find anything in a background check that you'd like to explain in advance? 5. Does a one year lease work for you?
