A laundry room and covered patio area are on the lower level at the rear of the house. **The lower level under the kitchen and front living area contains a small studio apartment with its own private entrance (no shared access between the apartment and house) that the owners use occasionally when in town from their farm east of the city (typically a 3-4 days per month). The fenced backyard is accessible by the back stairway. The house is midway between Manor Road and East 38-1/2 Street, so a quick walk to or Cherrywood Coffeehouse, Bird Bird Biscuit, Teddy's Bar, Haymaker, Hoover's, Mi Madre's, Salty Sow, Este, Butterfly Bar, Civil Goat, Schoolhouse Pub, El Chile, El Chilito, Vic & Al's, and Dai Due in minutes. Bike to UT campus/Moody Center in under 10 minutes and downtown in about 15 minutes. Dell Seton/UT Medical School and Dell Childrens are a 12 minute bike ride and St David's is about five minutes away. Fiesta and HEB groceries are also close by. Utilities (water, electric, gas, trash) will be split with 3/4 paid by tenants and 1/4 by owners based on actual bills (in owner's name). One off-street parking space for small/mid-sized car in driveway and plenty of street parking. Tenant is responsible for routine yard maintenance. Security deposit with first month's rent, 12-month lease preferred) A cat or small dog (under 30 lbs) will be considered with additional deposit. $30 application fee. Lower level has small studio apartment with separate entrance that may be used by owners (typically 3-4 days per month) when in town from their farm in Bastrop County. There is no interior connection between main level (tenant) and the studio apartment.
