Rent is due on the 1st of each month. There is a 5 day grace period, after that there is a $25 fee for rent being late. If late payment occurs more than once the legal fee will be bumped up to the 5% allowed ($80) . Repeated late fees will cause for reconsideration of terms/agreement. Non-payment will lead to eviction. Renter is responsible for all utilities: water/waste, energy/Duke bill, etc. Renter is responsible for grass maintenance. Small pets are allowed, no more than 3 small pets are allowed. There is a $500 non-refundable pet fee. No additional monthly fee unless there are larger pets / additional pets. No smoking in the house. Renters insurance is not required, renter is highly recommended to get it but not forced to. Landlord is not responsible for any sort of claim in the property. Any sort of repairs are to be reported immediately. Tenant is responsible for any sort of negligence or items caused by pets. If tenant becomes locked out of the premises landlord can assist in granting access during normal business hours for a fee of $20, payable at the time of service. After-hours lockouts may be referred to a locksmith at the tenant's sole expense.
