The tenant(s) is/are responsible for all utilities, which will be placed in their name(s). Rent will be due on the first of every month. There is no smoking and a maximum of 2 pets. There is a $150 pet deposit. Photos of pets must be shared for insurance purposes. A security deposit will be collected at the commencement of the lease agreement. Tenant(s) must carry renters' insurance. There is a mandatory credit and background check; there should be no previous evictions and excellent references. Please note the requirement of 3 times the monthly rent in income and a credit score of 680 or highter. The 30% income to debt ration necessitates a monthly pre-tax income of at least $5400, If credit is lower, a higher deposit and a co-signer will be required and the co-signer must have a credit score of 700+. Each applicant 18 years of age or older must complete a separate rental application. There is a $47 application processing fee that must be paid online, which is non-refundable.
