4. HOUSE RULES AND PROPERTY USE RESTRICTIONS
The Tenant agrees to abide by the following rules and restrictions:
4.1 NO PETS POLICY
Absolutely NO pets of any kind are permitted on the premises, including but not limited to dogs, cats, birds, reptiles, fish, rodents, or any other animals.
Service animals and emotional support animals are not permitted under this agreement.
Violation of this policy will result in immediate lease termination and forfeiture of security deposit, plus a penalty fee of $250.
4.3 NOISE AND QUIET HOURS
No loud music, television, or disruptive noise at any time that disturbs other occupants.
Quiet hours: 10:00 PM - 8:00 AM daily. During these hours, all noise must be kept to a minimum.
Use of headphones is required for music, gaming, or entertainment during quiet hours.
Excessive noise complaints (more than 2 verified incidents) may result in lease termination.
4.4 NO PARTIES OR LARGE GATHERINGS
No parties, large gatherings, or events are permitted on the premises.
Maximum of 2 guests at one time without prior written approval.
All guests must be registered with Landlord and may not stay overnight without advance written permission.
No guest may stay more than 3 consecutive nights or more than 6 nights total per month.
4.5 NO SMOKING INDOORS
Smoking, vaping, or use of e-cigarettes is strictly prohibited inside the residence, including the Tenant's private room and all common areas.
Smoking is only permitted outside, at least 25 feet away from all doors, windows, and air intake vents.
Cannabis/marijuana use (even if legally obtained) is prohibited indoors.
Violation will result in a $100 cleaning fee and potential lease termination.
4.6 NO ALTERATIONS OR MODIFICATIONS
No painting, wallpapering, or alteration of walls, floors, ceilings, or any surfaces.
No construction, modifications, or installations of any kind without prior written consent.
No nails, screws, adhesive hooks, or mounting hardware may be used without approval.
Command strips or similar removable hanging solutions may be used for lightweight items only (under 5 lbs).
Any approved modifications must be restored to original condition upon move-out at Tenant's expense.
4.7 NO CRYPTOCURRENCY MINING
Cryptocurrency mining of any kind is strictly prohibited.
No mining rigs, equipment, or high-energy consumption computing equipment may be operated on the premises.
Normal personal computer use for work, gaming, or entertainment is permitted.
Excessive electricity usage (above $250 monthly attributable to Tenant's room) will be charged to Tenant.
4.8 NO INDOOR GROW ROOMS OR PLANT NURSERIES
No indoor grow operations, plant nurseries, or agricultural activities are permitted.
This includes but is not limited to: grow lights, hydroponic systems, large-scale plant cultivation, or any commercial or personal growing operations.
Small decorative houseplants (maximum 5 plants under 2 feet tall) are permitted in the Tenant's private room only.
No plants that attract pests or require excessive moisture/humidity.
5. VIDEO SURVEILLANCE
NOTICE: The following areas are under video surveillance for security and property protection purposes:
Kitchen
Dining room
Exterior entrances/exits
Backyard deck area
Surveillance cameras DO NOT monitor:
Tenant's private bedroom
Tenant's private bathroom
Inside closets
Video Recording Details:
Cameras record video only (no audio recording)
Footage is stored for 90 days
Footage is only reviewed in case of: property damage, theft, safety concerns, or lease violations
Landlord will not share footage with third parties except as required by law or with Tenant's written consent
By signing this agreement, Tenant acknowledges and consents to video surveillance in the designated common areas.
6. COMMON AREA USE AND MAINTENANCE
6.1 Kitchen
Clean up immediately after use
Do not leave dishes in sink overnight
Wipe down counters and appliances after use
Store food items only in designated areas
Label all food with name and date
6.2 Dining Room
Keep table clear when not in use
Clean up spills immediately
Do not use as work/craft space without cleaning thoroughly afterward
6.3 Laundry Room
Schedule laundry to avoid conflicts
Remove clothes from machines promptly
Clean lint trap after every dryer use
Report any maintenance issues immediately
6.4 Backyard and Deck
Shared use for all residents
Clean up after use
Fishing equipment must be stored after use
No littering in canal
6.5 Weekly Cleaning Service
Professional cleaning service provided weekly for common areas
Tenant must keep personal items out of common areas on cleaning day (typically Tuesday or Thursday)
Service includes: kitchen, dining room, laundry room, and bathrooms (excluding Tenant's private bathroom)
