TERMS OF LEASE 1) Type of Lease : Seasonal. Term of Lease: 1/15/25 to 13/31/25 = 74 days. Rent is $3700 per month. Prorated for 30 day period, $3700 divided by 30 = $123.33 per day. $123.33 x 74 = $9126.42 2) Security deposit $2400 refundable ( See Prepaids and Security Deposit section) 3) Pet fee non refundable $250 per pet. $250 x 2 pets = $500 4) Cleaning fee non refundable and non negotiable $250 5) Application fees of $35 to landlord, $150 to VCA ( See Application Process Section) PAYMENT SCHEDULE Immediately Prepaid deposit required to hold property. 20% of total rental cost = $1825.28 Application Fees $35 + $150 = $185 1/14/25 Balance of amount due after prepaid deposit. $9126.42 - $1825.28 = $7301.14 $7301.14 = $500 (pet fee) + $300 (cleaning fee) + $2400 (sec dep) = $10501.14 Payments may be made through Zelle, Venmo or in cash. Personal checks can be accepted at least 5 days prior to due date. RESPONSIBILITIES OF TENANT: 1) Tenant is resposible for all utilities, gas, and water and any upgrades to Wifi and cable. 2) Any damages caused by the tenant, guests or pets that is above and beyond wear and tear. 3) Any charges incurred while using the facilities and/or restaurant 4) To keep rental home clean and neat, and abide by all Verandah HOA rules and regulations, and the House Rules required by the landlord. RESPONSIBILITIES OF LANDLORD: 1) All HOA fees, social membership fees and taxes 2) Pest control 3) Lawn maintenance 4) Repairs not caused by tenant, guests or pets HOUSE RULES: 1) No more than a maximum of 6 tenants on the lease. This includes all adults and children. Overnight guests are welcome at the approval of the landlord and may not stay longer than 3 nights. Guests staying longer than 3 nights will be charged $150 per night. Exception are children under 6 years of age at the approval of the landlord. 2) Pets must be under the control of the owner at all times. Pets may not run loose anywhere on the property except in a screened lanai area or at the community dog park. Please pick up after your pets, it is encouraged to use the "doggy bags" located on all the walking trails. Please dispose of pet waste appropriately and responsibily. Pets much be approved prior to lease, must be vaccinated and cannot be on the "vicious dog" list per Verandah policy. 3) This is a No Smoking property. This applies to tenants and their guests. If smoking is detected the security deposit may be retained. 4) There is no turn down service available for this rental. Tenants may not wash comforters or heavy bedding in the unit's washing machine and drier, and must utilize a commercial laundry facility at their expense. Personal items cannot be hung outside in areas viewable from the street or neighbors (ie: front porch). 5) Propane is available with the grill. If propane tank empties, tenant may exchange the tank and provide the landlord with receipt for reimbursement, or the landlord will replace the tank when notified. 6) Tenants will not alter the rental property in any way without prior approval of the landlord. This includes moving or altering furnishings, painting, rennovating, repairing, adding holes in walls, etc. 7) This community adheres to a quiet time policy, no loud music or loud parties after 10pm during a weeknight. If there is a nuisance complaint concerning loud music, barking dogs, yelling, or any disturbances that require the action of authorities, the tenant may be evicted with loss of all rent and deposits. 8) No firearms of any kind are allowed on the property, This includes beebee guns, fireworks, airguns, or anything that discharges a projectile that can hurt, mame or kill. Also banned are large hunting knives, machetes, and swords. 9) Tenants may not run a business out of the rental unit that includes the selling or distribution of products or involves the visitation of clients. PREPAIDS AND SECURITY DEPOSIT 1) Security deposit is refundable less any outstanding utility charges and/or damages. Landlord reserves the right to notify tenant within 15 days if there will be a claim on the deposit with written evidence of damages and estimates of repair costs. If no damages, security deposit will be returned within 30 days of end of lease per Florida Law and returned by such means at the discretion of the tenant. 2) Prepaids are non refundable in the case of cancellation by the tenant. They are only refundable is such cases where the landlord and tenant agree to cancel. These instances include natural disasters (acts of God), pandemics, terrorist attacks, or destruction of the rental unit making it unlivable. APPLICATION PROCESS 1)Landlord will provide tenant access to online application. All tenants over the age of 18 must fill out an application and it will automatically be returned to the landlord when completed. The cost is $35/person. This application will then be forwarded to the Shady Bend HOA for review. There is no charge. Once approved by the street HOA, the application will be forwarded to the main HOA (VCA) who will contact the prospective tenant and have them complete their application form at the cost of $150. Once that is approved tenant will then be required to obtain a gate pass and will also be assigned a social membership number. This number will be used to gain access to all community amenities with the exception of golf.
