    Excellent location in Midtown Reno! Many entertainment and dining venues within walking distance. Neighborhood is mostly single family homes, long-time owners that keep their properties nice. This unit has a new, efficient and quiet A/C, forced-air gas heating, a new dishwasher, new garbage disposer, a covered off-street carport, a fenced back yard, and as a bonus, a big, private and secure basement. The backyard for this unit has a concrete patio area, furnished with an outdoor table and a few chairs. Living room has the original hardwood floor, kitchen and bathroom have vinyl, carpet in the bedroom. Note that this has a compact bathroom: no tub, shower only. The basement is a very significant and distinctive perk. It has about 400 sq ft of usable space for the tenant, and is only accessible from this unit. The washer and dryer are in the basement. There is an existing work bench. The basement is semi-finished: it has drywall, however it is not completely painted, and much of it has a bare concrete floor. Although the basement is not rated as a living (i.e. "sleeping") area, there are many possibilities! Besides the huge amount of storage available, other possibilities are: workshop, crafting space, gym, home office, wine cellar. What would you use a "bonus" room for, that is nearly as big as the primary living area? This is a duplex, a single tenant lives in Unit A. Please do not knock on Unit A's door. She does NOT have any additional information about Unit B. She does NOT have a key to Unit B. If you disturb her, you will be off to a bad start with your potential new neighbor... Water, sewer and trash ARE included in the rent. Tenant is responsible for NVEnergy, plus any cable TV or internet. No smoking. Off street parking for up to two cars in a covered carport. Pet rent is charged, generally $50 to $100 a month extra, depending on size and number of pets. Also an additional pet cleaning deposit. One year lease required to start. Credit check fee of $25 is payable directly to the agency. As there is a back yard included, tenant is responsible for maintaining the yard (generally this means keeping the weeds down). As this is basically a house, not an apartment, the tenant is expected to be reasonably self-sufficient.
