Please see attached photos Water, trash removal and lawn care are included in rent. There is a shared laundry facility in building that is also included at no charge to tenants. Utilities and wifi are tenants responsibility. Furnace requires filter change every month, also tenants responsibility A. The premises are to be used only as a private residence for Tenants listed in this agreement. Any long- term guests (more than 14 days) shall be added to the lease, or otherwise prohibited. B. Tenant agrees to provide pest control as needed and to notify Landlord immediately if any professional pest control services are rendered and/or needed. Any infestation due to the negligence of the Resident shall constitute a default of this agreement. C. Tenants are not permitted to dispose of grease, fats, oils or fibrous items in any sink and/or garbage disposals. Tenants are not permitted to dispose of personal hygiene products in any toilet. D. Tenants are responsible for keeping grounds in orderly presentation (no debris such as sticks/branches on sidewalks, no excessive personal effects in front or on the side of building, no excessive filth in the yard/common areas). Tenants are also responsible for snow and ice removal located on property and sidewalks (if applicable). E. Tenant will be responsible for filter replacement for furnace four (4) times a year. If not, Tenant will be liable for any furnace maintenance and/or repair caused by negligence. F. Tenant acknowledges that smoking is NOT permitted in the property. G. Tenants are not to remove or dispose of smoke/carbon monoxide detectors and are to test regularly. Tenant will promptly report any issues to Landlord. H. Tenants are not permitted to use sheets/bedding in place of blinds. No fascia, sign, name plate, flags, political signage, bill notice, placard, advertisement or similar device shall be affixed to or displayed in or on any part of the premises so as to be visible from the exterior. I. Any loss of keys to enter unit/laundry a fee of $20 will be added to following month rent. J. Trash removal is the sole responsibility of each rental unit. Cans are provided at back of unit and are to be placed at curbside on designated trash removal days by the tenant and returned accordingly. K. In any action or legal proceeding to enforce any part of the Agreement, the Tenant will be responsible for any and all legal, court, or such fees.
