Hello :) Looking for clean and responsible tenant to take over when tenant leaves in North Boulder beginning August 8/1. It is a great 3rd floor studio in a nice community that all of my previous tenants have loved being at. Indeed, it is pretty small, but is ideally for a minimalistic couple or perfect for a student looking for peace and quiet away from the hill, etc. I am a transparent, respectful, relaxed owner who is looking for the same with a tenant-- Pros: Top floor Place to yourself Cheap utilities (is connected to a local solar farm for a discount each month) Plenty of street parking and personal parking spot in lot Quiet inside ~90% of the time Responsible, communicative, full-disclosure landlord who will fix or replace items as needed Fireplace Amazing community, great neighbors Big windows Modern bathroom and kitchen 45 second walk to Howard Heuston Park and bike trails Very close to Safeway and good restaurants in North Boulder Well-maintained and private pool for hot summer days Small gym (has sauna too) and public clubhouse for studying/cooking Fireplace Big closet Nice electrical stovetop and amenities (fridge, microwave, good shower pressure) Maintenance guy is awesome and can help if things break or whatever Bike rack inside to hang bike Beautiful trees outside that completely cover the neighboring apartment for full privacy Dog or cat negotiable for a small pet deposit and a little bit extra per month 420 friendly as long as you can air it out or leave windows open when you partake (no tobacco) Central A/C and heat Tennis court, beach volleyball court Public BBQ area is awesome Storage unit in the basement for extra things (I put my camping gear and golf clubs in there) Move-in ready asap Cons: Miscellaneous things that aren't working the best (closet door not sliding smoothly, living area windows require a prop to stay open) No oven/dishwasher. Oven can be used in the clubhouse during the day, and others have used an air fryer instead (Just be sure not to run it simultaneously with other electronics in the kitchen). Shared laundry in the basement (coin or digital) Walls aren't very thick but it's rare to hear neighbors, all are very quiet Eastish facing windows so not much natural sunlight (only in the morning) Small The photos are the staged photos from when it was sold, but you'll see my current tenant has done a great job with the space.
