Other fixtures and appliances provided under the master lease shall remain in the premises and be maintained in good condition. 5.Security Deposit and Fees A refundable security deposit (amount to be determined by the Sublessor and/or landlord) may be required prior to move-in. An application fee may apply as part of the background check and approval process. A refundable pet deposit of $400 per pet is required if applicable. 6.Approval and Background Check This sublease is contingent upon the written approval of the landlord or property manager. The Sublessee must undergo and pass a standard background check as part of the approval process. Failure to obtain approval shall render this Agreement null and void. 7.Obligations of Sublessee The Sublessee agrees to comply with all terms and conditions of the original lease, including rules and regulations imposed by the landlord or property manager.
