1.Lease Term
The sublease term shall begin on November 1, 2025 and end on June 30, 2026, unless terminated earlier in accordance with this Agreement. Renewal beyond this date is subject to the approval of the landlord or property manager.
2.Rent
Monthly rent is $1,650, due on the 1st day of each month and payable directly to the Sublessor unless otherwise directed by the landlord or property manager.
3.Utilities
Utilities (including but not limited to electricity, water, gas, internet, and trash services) are not included in rent and shall be the responsibility of the Sublessee.
4.Appliances and Amenities
Washer/dryer hookups are available for use by the Sublessee. Other fixtures and appliances provided under the master lease shall remain in the premises and be maintained in good condition.
5.Security Deposit and Fees
A refundable security deposit (amount to be determined by the Sublessor and/or landlord) may be required prior to move-in.
An application fee may apply as part of the background check and approval process.
A refundable pet deposit of $400 per pet is required if applicable.
6.Approval and Background Check
This sublease is contingent upon the written approval of the landlord or property manager. The Sublessee must undergo and pass a standard background check as part of the approval process. Failure to obtain approval shall render this Agreement null and void.
7.Obligations of Sublessee
The Sublessee agrees to comply with all terms and conditions of the original lease, including rules and regulations imposed by the landlord or property manager. Any violation by the Sublessee shall be considered a violation of this Sublease and may result in termination.
8.Maintenance and Damages
The Sublessee is responsible for maintaining the premises in a clean and habitable condition and shall be liable for any damages beyond normal wear and tear.
9.Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the state in which the property is located.
