Move-In Payment: A deposit equivalent to one month's rent is required at lease signing to secure the unit. This deposit will be forfeited if the tenant decides not to move forward with the lease. All remaining required move-in funds, including the first month's rent and any applicable pet fees, must be paid in full at least 72 hours prior to move-in. Utilities: Tenant is responsible for water and electricity. The landlord covers trash removal. Tenant must have electricity and water connected at least 72 hours prior to move-in and provide proof of activation before receiving keys. Security Deposit: A security deposit of [$2,400] is required before move-in. The deposit is refundable upon lease completion, pending any damages or outstanding balances. Occupancy: Only those listed on the lease application are permitted to reside in the unit. Subletting is not allowed without prior written consent from the landlord. Maintenance & Repairs: Tenants are responsible for maintaining the unit in a clean and livable condition. Any maintenance requests must be reported promptly. The tenant is responsible for the cost of any repairs up to $175. The landlord will cover repairs exceeding this amount unless damage is caused by tenant negligence. Pet Policy: A maximum of two pets are allowed, with a weight limit of 40 pounds per pet. Each pet requires a $350 non-refundable pet deposit, plus monthly pet rent per pet. All pets must be approved by the landlord, and tenants must comply with all pet-related community rules. Parking: 2 parking space. Unauthorized vehicles may be subject to towing at the owner's expense. Smoking Policy: No smoking is allowed inside the unit. Violation of this policy may result in fines or lease termination. Renter's Insurance: Tenants are required to maintain renter's insurance for personal belongings and liability coverage. Proof of insurance must be provided before move-in. Property Inspections: The landlord reserves the right to conduct periodic inspections with proper notice to ensure the unit is being maintained. Move-Out Requirements: Tenant must provide a [30/60]-day written notice before vacating. The unit must be returned in its original condition, with all keys returned to the landlord. There is a non refundable $100 application fee per adult. Section 8 welcome - need to sign up as a LANDLORD.
