Renter pays all utilities. No subletting allowed. Pest control is the responsibility of the tenant. Landlord will provide termite and rodent protection. Renter must maintain yard/grass (mowing, edging, blowing out, etc.) No smoking in home. This includes e-cigarettes and vaping. Parking in driveway not to exceed 4 cars No parking off driveway (street parking is allowed) Small dogs allowed (no more than 2 and no more than 20 lbs) Large dogs allowed with pre-approval. Renter will replace minor maintenance items as needed (changing light bulbs, cleaning vents); Minor maintenance items handled by owner will incur a $50 service fee/per visit. Lease Terms: 1 year lease minimum 1st month due on 9/1 $2400 security deposit required. Rent payments are due by 5th of every month (by 5pm ET). Rent payments not received by the 5th of the month subject to $200 penalty. Renter will pay a cleaning fee for a professional cleaning at the end of the lease - $500. Breaking the lease: Renter can break the lease with at least 30 days notice and renter will pay the owner 35% of the total rent due for the months remaining on the lease.
