Screening Criteria (Applicable to each applicant over 18 years of age and older).
1. Income:
Combined verifiable gross monthly income of 3x the monthly rent. All sources of legal income, including housing assistance, will be considered.
2. Credit score:
Minimum credit score of 725+ for each applicant, with no delinquencies, collections or charge off in the past 7 years.
3. Credit History:
Credit reports must show no unpaid accounts, no charge-offs, and no bills in collections in the last 7 years. Credit reports indicating any delinquent, charged off or unpaid accounts are grounds for denial of tenancy.
4. Cash Reserves:
Two recent bank statements indicating cash reserves of at least 6 months of rent. Each statement must show the bank name, account holder's name, statement month, deposit summary, and balance.
5. Employment Verification:
Provide two recent pay stubs showing employer name, applicant name, and pay period.
Self-employed or retired applicants: Submit three recent bank statements as described above. Additional documents (e.g., tax returns) may be requested.

6. Rental History (7 years minimum)
Applicants must have no:
Outstanding rent balances
Lease violations
Notices to comply or vacate
Property damage beyond normal wear and tear
Landlord references must confirm the tenant fulfilled all lease obligations including timely rent payment and property upkeep.
7. Late Payments:
No more than one late rent payment in the past 7 years.
8. Landlord References:
Two landlord references are required (current and previous landlord, where applicable). Each reference must include:
Valid phone number and email address
Confirmation that the applicant:
Paid rent on time (no more than one late payment)
Complied with all lease terms
Did not receive lease violations or notices to comply/vacate
Didn't cause property damage beyond normal wear & tear
Left the property in good condition upon move-out
Provided proper notice before vacating
If a landlord cannot be reached after two documented contact attempts on two separate days, supplemental documentation (such as canceled checks or rent payment history) may be requested.
9. Evictions:
No prior rental evictions.
10. Reusable Screening Reports:
Not accepted
11. Subletting & Short-Term Rentals:
No subletting or Airbnb allowed.
12. Co-Signers:
Not accepted, unless legally required as a reasonable accommodation.
13. Application Process:
Rental applications are accepted only after all potential tenants complete have toured the property in person or virtually, completed pre-screening questionnaire and submitted screening report.
14. ID Verification:
Valid government-issued ID must be presented prior to touring the property.
15. Application Accuracy:
All rental applications must be complete, accurate, and free of material misstatements or omissions.
16. Individual Screening:
All applicants (over 18 years of age and older) must meet the rental screening criteria. Failure to meet the criteria will result in denial of rental application.
17. Application Fee:
All applicants (over 18 years of age and older) are subject to a non-refundable application fee of up to $55.
18. Pet Policy:
One dog may be allowed, subject to landlord approval.

Service and emotional support animals are not considered pets and are exempt from pet fees or deposits under Fair Housing law.
19. Renter's Insurance:
Proof of renter's insurance with minimum $300,000 liability coverage is required prior to move-in. The landlord must be listed as an additional insured.
20. Misrepresentation:
Any false, incorrect or misleading information on rental application is grounds for denial of tenancy.
21. Lease Term:
Minimum lease term is 12 months.
22. Utilities & Yard Maintenance:
Tenant is responsible for all utilities (electric, gas, water, trash, internet) and for basic yard maintenance (mowing, weeding, leaf removal).
23. Smoking Policy:
Smoking or vaping is prohibited inside the home and within 25 feet of doors, windows, or vents.
24. Move-In Costs:
First month's rent, security deposit, pet deposit due at signing.
25. Rent Due Date:
Monthly rent due on the 1st of each month.
26. Verification Rights:
Owner reserves the right to verify all information and may request additional documentation as needed.
