Water, Sewer, Trash, Gas, electric and Internet utilities are included at $1600 for furnished unit, unfurnished unit rents for $1250 plus tenant will have an electric bill. In addition, lawn service, common area janitorial, and maintenance services are included in base rent to help maintain the property. Rent is due by the 1st of every month regardless of move-in date and late fees will apply if not paid on time unless prearrangements are made. A maximum number of 2 altered pets may be allowed. Non-refundable pet fee is $250 for dogs 49lbs and under plus 25/mo pet rent. For dogs 50lbs and over, there is a $350 pet fee and 50/mo pet rent in furnished apartments. Pet rent is negotiable based on type of pet, how many pets and size, but averages $25-$50 per month on top of base rent. Furnished all-inclusive apartments with mid-term leases (3mo minimum) may be offered as well as traditional (unfurnished) apartments offered with a year lease. If requesting a Month to Month (M2M) lease in an unfurnished traditional apartment, a $25 Convenience Fee will be added to base rent. Even if renting Month to Month, we do not offer Leases that end during cold months (Oct thru Feb) and Sixty Days Notice is requested to terminate. Non-tobacco smoking building. Smoking is allowed outside at least 15 feet away from all building windows and doors. Security Deposit will be applied toward smoke remediation if evidence of smoking is found. We acknowledge cannabis is legal in Missouri and some individuals have medical cards, but ask that other tenants and guests be considerate and open a window if partaking in smoke-form cannabis. Tenants are not allowed to make their own repairs unless they are a qualified tradesperson and have made arrangements accepted in writing by Landlord. Renter's Insurance is required by Move-In date for long-term traditional apartments. All tenants are prescreened when application is submitted and must be approved before Lease is offered and Security Deposit collected to hold the apartment.
