Large dining + family room, opening onto west facing yard (shared with upstairs appt). Curiously large closet/pantry (since it's near the kitchen?) - some might count it as another bedroom. Mediumly mature fruit trees - orange tree currently covered in 200+ (small, might be mandarin?), lemon looking good, too. Green fingers in the yard are encouraged, it can be lovely out there due with the added bonus of the easterly (much sunnier) location.
