1. Lease Term:
The lease shall begin on the agreed start date and will continue for a minimum term of six (6) months, after which it may be renewed or extended upon mutual agreement between the landlord and tenant.
2. Rent Payments:
Rent is due on the first day of each month. The last month's rent is required at the time of signing this lease. A late fee may apply if rent is not received within five (5) days of the due date.
3. Security Deposit:
A refundable security deposit (amount to be specified in the lease) is required prior to move-in and will be held to cover any damages beyond normal wear and tear.
4. Utilities:
Water: Tenant is responsible for all water and sewer charges unless otherwise stated.
Electricity: Tenant is responsible for all electricity usage.
Other Utilities: Tenant shall be responsible for any additional utilities such as gas, internet, cable, and garbage collection, unless otherwise noted in writing.
5. Maintenance and Repairs:
Tenant agrees to keep the property clean and in good condition. Tenant shall promptly notify the landlord of any necessary repairs. Landlord is responsible for major structural, plumbing, and electrical repairs not caused by tenant negligence.
6. Pets:
A maximum of two (2) pets are allowed with the landlord's prior approval. Tenant is responsible for any pet-related damage or cleaning required upon move-out. Additional pet deposit may apply.
7. Smoking:
Smoking is strictly prohibited inside the property, including enclosed areas such as garages or screened patios.
8. Occupancy:
The property shall be occupied only by the individuals listed on the lease agreement. Subletting or short-term rentals (such as Airbnb or similar platforms) are not permitted without written consent from the landlord.
9. Alterations:
Tenant may not make alterations, additions, or improvements to the property without prior written approval from the landlord.
10. Entry by Landlord:
Landlord may enter the property with reasonable notice (typically 24 hours) to inspect, perform repairs, or show the property to prospective tenants or buyers.
11. Insurance:
Tenant is encouraged to obtain renter's insurance to cover personal belongings and liability during the term of the lease.
12. Termination:
Either party may terminate the lease at the end of the 6-month term with a minimum of 30 days written notice prior to the intended move-out date.
