    This is a renovated home (2021/22) within walking distance of the University of Memphis. Because of its proximity to the University, children in this area received open admission to the Campus Schools. The home has a mostly open floor plan with a living room and a great room. The house also comes with new, smart stainless steel appliances and a washer and dryer. *The property has both a living room and a great room (which could be used as a fourth bedroom). The home is currently occupied, so tour dates may be unavailable until the current tenants vacate the property. There will be a few last-minute repairs to the home, but they shouldn't get in the way of anyone who wants to move into the unit. I'm willing to adjust the first month's rent to accommodate any inconvenience. My hope is to find a tenant who plans to rent the property for at least 12 months. In certain circumstances, I may be willing to negotiate a lower rent for tenants with leases lasting at least 24 months. As it currently stands, monthly rent is $1675 and the security deposit is also $1675. There is also a brief application and interview to complete before I will choose a tenant. Tenant(s) will be responsible for all utilities, appliances (though they exist in the house I won't replace them if they fail) and lawn maintenance. I ask that potential tenants avoid smoking in the home. In general, I'm looking for a tenant without pets, but as a pet owner, I'm open to a tenant with a dog. In the case that a tenant is arriving with a dog in tow, I'm willing to negotiate pet fees and restrictions. I will, however, collect a non-refundable pet fee for each dog ($300, but there is not monthly pet rent). Finally, all tenants will have to provide proof of rental insurance prior to move-in.
