Close to everything! 5 mins to Evergreen Lake, 10 mins to historic Downtown, 35 mins to Denver, 30 mins to Red Rocks. The space * Outdoor space: The private flagstone patio is fully furnished with a comfortable outdoor sectional perfect for morning coffee, lounge chairs for reading, a table with chairs for dining under the aspen trees, a grill to cook up a masterpiece, and bistro lights to set the mood. All nestled under lilac bushes and aspen trees. ~Please note most of the outdoor furnishings are stored away for the winter months. * Living room: The living room has a gas fireplace, mounted TV with cable, a reading nook, board games, playing cards, books to enjoy, and plenty of cozy blankets. There is a custom built-in Queen Murphy Bed if needed for additional guests. The reading nook furniture (green chairs) needs to be moved to accommodate the Murphy bed. * Kitchen: The kitchen boasts an eat-in island/seating for two with a nested oven, microwave, and two induction cooktops. Other appliances include a dishwasher, toaster oven, drip coffee maker, electric tea kettle, and blender. Basic spices and olive oil are provided. Coffee bar is stocked with coffee, cream, and sugar. Kitchen is stocked for preparing meals, just bring the groceries. * Bedroom: The bedroom is cozy and outfitted with a comfortable memory foam mattress, soft sheets, dreamy bedding, dresser, and a TV with cable. PLEASE NOTE: the bed is nestled into the space so you must be comfortable getting in and out of the bed from the foot of the bed. The bedroom is the only space in the cottage that does not have radiant heating, there is a separate small wall heater in the bedroom. * Bathroom: The bathroom has a walk-in shower (no tub) and is stocked with plush towels, soap & shampoo, and paper products to get you started. A hairdryer, steam iron, and small ironing board are provided. About the property: * Greenbriar Cottage is attached to the garage for the main house so you may hear us coming and going from the garage or driveway, but we are very respectful of our noise levels. * The main house and the cottage are at different elevations so while they are in close proximity; the elevation provides privacy for both spaces. * To maintain your privacy, snow removal and sweeping of the patio for the cottage is a guest's responsibility. A shovel and a broom are provided. * PLEASE NOTE: There is plenty of space between our neighbors and the cottage, but this is NOT a secluded location. You can see the road and other homes from the cottage. Other important details: * High-speed wifi 600 Mbps download * Heating is radiant flooring and a gas fireplace * Cooling is a ceiling fan in the main living area and a small fan in the bedroom, (there is no A/C - the mountain air cools the cottage in the summer). * Washer and dryer in the cottage *Parking is two uncovered, unpaved, parking spaces are located behind the cottage. Parking is accessed from a private dirt road. No more than 2 vehicles are allowed at any given time. The parking area is lit with solar lights for safe coming and going in the evenings. *Winter: Snow removal is a guest's responsibility. The parking is flat; you can access it with front-wheel drive, but preferably 4-wheel drive. Our estate is on a paved county-maintained road, but access to the guest house is off of a private dirt road which is privately maintained by our neighbor so we don't have control over the timing of their plow service. *While the cottage can sleep 4, it is most suitable for 1-2 adults. This is due to keeping wear and tear low, and our personal preference of not wanting multiple people coming and going since we live just across the driveway in the main house. Lease details: - Flexible lease, 1-12 months - Security deposit is dependant on the length of the lease - Applications accepted through Zillow - Gas and electric paid by the tenant - All other utilities are included in the rent - Pet rent is $50.00 per month, and pet approval is the owner's discretion Applicant Minimum Qualification Standards: - Monthly household income must exceed 2x rent - No evictions or unpaid judgments from previous landlords - Credit score and background check must be reasonable - No smoking
