Quaint quiet cabin is nestled in the trees with filtered mountain views. Usable floor plan with two living spaces, updated kitchen with granite countertops and stainless steel appliances that opens to dining area and great room. Two levels of deck space and great windows that bring in incredible natural light. Front yard fire pit, wood burning stove, two large sheds in the back. Renter is responsible for general up-keep and care for the home and will cover all utilities (Electric, Gas, Wifi etc). Additionally during the winter months, November through April, renter is responsible for snow removal expense, current agreement has snow removal for $235/month. Driveway parking for 4+cars, recommend SUV/4 Wheel drive vehicle. House is fully furnished. Two living areas with couches, chairs, and TVs. Bedrooms have 1 King Bed, 1 Queen Bed, and 2 Bunk Beds. Should renter/s not want the bunk beds we will accommodate a queen bed instead. There is a grill and propane fire pit on upper deck. House has food pantry and washer and dryer on prep. The maximum number of renters must be equivalent to or less then the number noted on the renters agreement. If this number should change please notify us accordingly. Please note if we are notified of additional renters not disclosed we have the right to increase fees. No pets. Security Deposit equal to one month rent due at lease singing. Deposit will be returned to renters no later than 30 days following lease end (provided all is well with the home). Payments accepted via cash, check or venmo The renter/s hold primary responsibility and oversight of all guest and visitors. The renter must reside at the property for the duration of the agreement. This rental agreement is not transferable, no subletting. Should something change during your agreement there needs to be communication with homeowner and opportunity to discuss a fair path forward. The home is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of the renter or any of their guest. By accepting this rental, it is agreed the renter and or all guest thereof are expressly assuming the risk of any harm arising from their use of the premises or any quest/visitor whom they invite to use the premises. Renter shall indemnify and hold owner harmless against any claim or damage and / or injury due to Renters (or their guest and visitors) act or neglect of guests act or neglect. In no event shall owner's liability to the renter under this agreement exceed the fees received but he owner under this agreement. Owner will have no liability whatsoever to renter for any indirect, consequential, incidental, punitive or special damages. This agreement shall be constructed and enforced in accordance with the laws of Colorado without reference to conflict-of-laws or choice-of-laws provisions.
