Large storage area under the stairs, large pantry in the kitchen, tall kitchen cabinets, dish washer, large entrance closet for coats, shoes, etc. beautiful back splash in kitchen with under counter puck LED lights, upgraded tiles on downstairs living room floor, carpet upstairs that periodically steamed twice a year, Beautiful white shutters throughout the whole house windows, Canopy and string lights on the back patio that's in the pictures will be removed due to liability issue but might leave it if tenants wants it but will be responsible for it if it breaks, strong winds has been known to tear up the strings that holds it and it will need to be resecured by tenants, otherwise it can flap around and might hurt someone, mist under the patio cover will be left but tenants will be liable for it and will not be repaired if it breaks, so as the pull down canopy that's underneath the patio covers, otherwise, i can remove it as it's not required . setting a small inflatable pool bigger than 5 feet by 6 feet with a height of more than 2 feet will not be allowed but a small kiddy pool is ok, reason for this is again liability, if that pool brakes and pops, water capacity inside is enough to overflow inside by the kitchen, it will be fast enough for it to do that and not all will pour down the side of the house because of the pitch of the paved backyard, Pets allowed for a fee but are not allowed upstairs due to carpet, there is a gate at the bottom of stairs that will not be removed to prevent pets from running up the stairs. This of course can't be controlled fully so if a pet has an accident upstairs, tenants will be liable for cleaning (will be on contract lease) I will advise for tenant to get the rug doctor at home depot if they can at least steam clean carpet once a year because at the end of the lease, i will hire someone to clean carpet and that will come out of the deposit, there is also a doggy door and a walkway outside for pets that will be noted on the contract that landlord will not be liable for. If tenants decide to use the doggy door, landlord will not be liable for any theft that may arise from anyone using the doggy door as entrance. if doggy door will not be used, it will be covered up and sealed, (it comes with a large plastic door that can be used on the inside thus preventing anyone from getting in) Large tool or garden shed in the back. fire pit to be used on tenants discretion, safety and will be liable for it. The tree next to fire pit can pose a danger situation with soot or flying fire ashes when the tree are dry during winter times, there's a fire extinguisher attached to the tool shed if situations arise for it to be used. Smoking will be prohibited inside the house, smoking even for just a brief moment will permeate through the walls and tenant will be responsible for repair and it will be expensive, if such suspicions of smoking should arise when inspection is done, a test will be done on the walls to validate such claim and tenant will be responsible, so please, there is lots of room outside and at the back patio to enjoy your smoking . Landlord will schedule inspection every 3 months when he replaced the AC/heating filter and or when to always change the drip schedule according to seasons. All parties that will be involve and responsible for the rent will go through an application in here at zillow, anyone (children or other family member) that will not be on the lease that will be staying for more than a week or permanently added will have to go through the landlord so that their name can be added on the lease.
