Hi! Welcome to 3208 Merrie Lynn Ave, a lovingly well-kept home, recently made available by a family who lived there for 15 years. We unexpectedly moved out to live nearby with my 82-year old dad. We want to keep this home in good shape. Therefore we strive to be good landlords who maintain the home and fix things quickly! The rent covers all utilities - gas, water, electric, & trash. This house has an excellent location very close to UT, near downtown, surrounded by so many restaurants, coffee shops, and neighborhood venues it'll make your head spin. A stone's throw gets you to Howdy's vintage, an apothecary shop, a pizza place, and a pickleball club. Who would have thought?! The neighbors are very nice on this block of Merrie Lynn Ave as well. There's an annual block party. Semi-annual in a good year! The exterior is welcoming too. My family would frequently hang out in the front yard. We regularly enjoyed hosted friends and larger gatherings. On the side of the house is a large area for gardening. Lastly, the home is one of two on the property. Behind 3208 ML is another smaller unit (850 sq ft) built in 2016, rented out to a nice gentleman who is a great neighbor. The home, street and neighborhood are all gems in Austin.
